    Also, trains don’t bother me anymore. I lived less than a block away from the train in foco when I was in college. I would wake up every time someone opened the front door, but some how the train never woke me, no matter how many times my guests would mention it in the morning

    Selfish reasons mainly: finished basement and yard. Not completely opposed to them, just prefer a home that's already established if possible. New builds are becoming more of an option, just have to accept that our location is going to be further east if so.

    Edit: I could be wrong, but I also feel like there's a nickel and diming concept to new build. Pick a template, up charged for add ons that should be included, back yard not finished or fenced, no irrigation system, heres a dink 1 y/o tree in your front yard.

    Again - selfish reasons, but I like stoopin' in the backyard and having a frosty or two with my hand down my pants... Ideally without the neighbors locking eyes with me.

    I appreciate taking a drunken piss in my backyard late at night and no one being able to question why I'm watering the fence...

    I wanted all those things and settled for some of them... Wish I had garage space. Glad I have trees and an open space out the back. A new house has benefits but no matter what the home warranty will expire a week before the furnace goes out

    There's been some sightings of a bobcat roaming my area. Attacked a corgi at a house who's back property line hits the back of mine. I have a gully and treed area that makes it easy for animals to venture back and forth while avoiding other homes. So I set out 4 cameras over the weekend. There was a fox, coyote, and of course deer. This is a screen cap of a video, the picture missed it so the quality isn't the best. But there's a pretty large gash in this guy. All of the deer sniffed all 4 cameras too, and one doe had some fresh blood around her neck. Another buck that sniffed the camera had 2 wounds on each side of it's neck, betting it was an arrow that passed through it. No cats yet, I'll put the cameras back out this week and pull them this weekend.

    My issue with the new builds is the locations. Typically they are just continuing to expand north, south and west from the metro areas. So there is literally no limit on how many houses they can continue to build. You might like the area now, but what about in 15 years when they have expanded another 40,000 houses out past yours and now you have to deal with all that traffic. That was my main thing when looking at locations for a house. Finding something in an established community between a metro area and a physical barrier (mountains) to prevent and additional neighborhoods from being built. You pay more for that, but I know my property value won’t decrease because of a saturated market 20 years from now.

    If all else fails, we'll pull the trigger on a new build and move in a handful of years / hopefully capitalize on a little price hike, if it comes to that.

    Or we live in it for 10 years, watch the market crash and continue to pay top dollar on an overpriced box pert near in the Pawnee Grassland :cookiemonster:
