    i would think it should be fine. Have them take pics of the under carriage. We haven’t gotten a lot of snow here the past few years.

    Looked at a house today, really liked it. Quiet neighborhood, big lots, decent upgrades. Then the more I look I start noticing joint tape cracking away from the walls in spots throughout the house and what looked like cracking between the wall and ceiling joint along one wall like there’s some settling going on. Damn shame, I really like this place but looks like there may be some issues I don’t want to deal with.

    You guys that have bought a few houses, is that something that should be a dealbreaker or is it something to expect in a 20 year old house?

    ...I should’ve taken pictures of the cracking. Probably hard to say without a picture.

    sounds like a piss poor drywall job or the mud they used is defective

    *not an expert

    You can see almost all the drywall seams in my house. Whoever did it, did a terrible job. Probably a cheap ass sub contractor.

    Just got the flood zone map from my realtor. Blue is 1% chance of annual flood hazard, orange is 0.2% chance of annual flood hazard. Right up to the back of the house. Think we’re gonna pass on this one. First house we’ve even considered looking at since before Christmas. Dammit.

    Realtor seems to think it’s enough that they won’t get their asking price and the outbuilding they have that would fit my boat and all tools is in the blue and would need flood insurance.

    Heres some additional info on that 1% meaning:

    The 1% Annual Chance Flood Hazard is the Special Flood Hazard Area (SFHA). These areas face the highest risk of flooding. If your home or other structure is in the Special Flood Hazard Area, it has a 26% or greater chance of getting flooded over a 30-year period. This likelihood of flooding is about five times more than a severe fire. If you own a property in a high-risk zone and have a federally backed mortgage, you are required to purchase flood insurance as a condition of that loan.

    1% annually. So if you plan to live there ten years there’s a 10% chance the house is flooded......

    Basically it would be affected by what they call a “100 year flood”.
