More info below. And it’s actually a higher percentage than in seems. If you look at the probability section it explains it better than I can. @SwampYota

I think there’s a 500 Year Flood classification too. That’s when we are all F’ed.

Yeah that explains it much better. The 1% really makes it seem like no big deal, kinda misleading.

Your property must slope quite a bit down to the lake?

I’m on top of a hill, so if my house floods it’s probably a REAL bad day for everyone.

Love my Traeger! Got away from my Weber Smokey Mountain, way too much clean up effort with the water pan and charcoal. Traeger app is fantastic, will let me adjust temperature and tell me when the pellets are low.

We've had a place at the beach since the late 50s it wasn't until Fran that it flooded and it is waterfront on the sound. High tide annually is about a foot lower than the land. Unless flood insurance is through the roof and to get it lowered you have to get a flood survey certificate I wouldn't be too scared. As far as the joints cracking I agree with @SearArtist on this it could just be a really shitty job done. It could also be some settling going on getting a foundation specialist to take a look would be your beat bet. The drywall guys more than likely hung the drywall vertically instead of brick stacking and staggering the joints so as the house moved the shear strength wasn't there and caused the cracks.
Since the 90s most modern neighborhoods the homes are built with the idea of a 20-30 yr life span depending on the builder and such. Not all but the vast majority of the pop up development style ones. IMPO if a house is built under $200/sqft and the majority of that is in the lipstick the house is poorly built and cheap until the lipstick and finishes are put on. They were framed and built to code ie minimum standards.

Yeah Wylie would have to rise 15-18’ before it was a problem. Duke wouldn’t allow that. Most of Wylie is like that, doesn’t make for flat lots but obv that’s the trade off.

we had a flood today at work... Got to work at 7:30am, flood started at 8:00am, spent an hour sweeping out 500+ gallons of water (it was like 4 inches of water in this massive 20x150 foot utility room - I can't do math so just image a lot of water) and it was like 28f outside. It was fun and my feet really enjoyed it because I had to work outside that entire day for a solid 8 hours.

Per @SummitBound and @ajohnson recommendation I ordered the RecTeq 590. They are out of covers at the moment so that's not even an option. Planning to put the grille about where the chairs are in this picture, under my sunroom, as its out of the weather and there is a power outlet there.

    1) This location will be out of the rain but will have sun on it part of the day, do I still need a cover?

    2) Can I cook under there? Will the grill get too hot or do you think there is enough room to dissipate the heat before it hits "ceiling"?

It will be fine there, Recteq sells vent covers to use it in the rain anyway. Just keep it a safe distance from the wall just like any grill. They were out of covers when I ordered mine so I bought a Pit Boss cover that was similar dimensions. I have a pop-up canopy over my patio to protect mine, I plan to get a more permanent canopy at some point.

Let me know your thoughts on the recteq, @Bannerman

I have a Weber propane grill, and a Pit Barrel Cooker for my smoking needs. I’d love to consolidate to one, and thought the new Weber pellet grills would come out swinging but the early reviews are terrible.

Been debating between Traeger, Recteq, and a few others as the new pellet grills make it too easy to cook anything.

Will do. From the reading I did this weekend, it sounds like Traeger quality may have suffered somewhat since they stopped making them in Oregon and went to China. Their customer service does not seem to be as good either while recteq gives you the owners cell phone number when you buy a grill. The only brand that I have seen that may be better than recteq is Yoder but those are twice the price.

I had an order in for a Yoder YS640S on a comp cart, then my xmas bonus was 1/10 what I thought it would be, so I had to cancel it. :(

Traeger had some quality issues that led to fires. One now permabanned member in the TW smoking thread documented his Traeger fire in 2019 in the thread and it was a running joke in there for a while.

I’ve got a 26” Weber kettle and a 18.5” Cuisinart upright smoker I use but have debated getting a pellet pooper, especially when I’m getting up at 4:00 am to start or add charcoal and wood. Would be nice to set it and forget it.

What are you smoking first? Boston butt is a good piece of meat to start on if you’re still getting used to smoking or a new smoker. Almost impossible to mess up and who doesn’t like pulled pork.

Pellet poopers are "good" for smoking, but they just don't compare to a good lump or stick burner...the set it and forget it is super nice though...I've done many low and slow cooks on my Pitboss where I put it on at 11pm-midnight and don't check it until morning time.

The new ones with wifi and temp alerts are awesome, but my cheapo doesn't have that feature.

+1 on the Recteq feedback @Bannerman . Time to pull the trigger in the next month or two.
