    I found a website that does them out of TN. Look reasonable and require significantly less than a wood truss system. So more per truss, but about half as many needed. They even had headers that let you put posts 30 feet apart. I am going to look hard at this, I like the idea of metal framing...is Rust an issue? That's what I have no idea about though.

    I got a quote from Morton for a 40x48 for 70k without insulation, electric or a pad. With insulation it was about 90k I believe. They do nice stuff and I am considering them. But the more I think about the long term, the less it makes sense. Right now I don't need the full "dream" garage, I just want to store my stuff. We are going to build another house way in the woods in the future and thats where I'll build the dream barn! I liked Mortons warranty and longevity, they will be around to correct things in 40 years, where no other builders around here will be.

    they do good work too. i've seen their builds featured on other sites, unrelated to their marketing. there are companies in texas that will do a full bardominium build for you, but unfortunately it hasn't caught on up here

    Rust shouldn't be an issue because you're not driving the garage through chemicals. It'll probably rust a little, but unless it's bare steel it will last pretty much forever in a residential application. Unless you're using it like a DOT salt shed and storing raw NaCl up against the walls.

    I'm surprised no one is doing it up here, I'm sure someone will soon. Our neighbors just did a Morton, and it looks nice, I'm tempted to knock on their door and ask for a tour, I might have to.

    Thats what I'm thinking, especially if I properly installed a vapor barrier...I'm gonna get together some information about this stuff and over costs changes.

    when i called north attleboro about building a "steel building to live out of" they were like "i've never heard of anyone doing that, but i don't see why not?"

    That sounds like one of those things where you call, they say it's fine. Then the inspector comes out and is like: Ya, that's gonna be a no for me...

    so far everyone at the town has been really cool. they just care that it's to code. i had to get a zoning variance for the size of the garage, but they just wanted to make sure that we weren't running a business out of it. i don't know if all towns are so nice, but i'd def recommend building in this town haha

    Or where you call the inspector beforehand and he's like "Sure, shouldn't be an issue" but after you've got it up he's like "This isn't what I was expecting. I thought you meant steel roof and siding. Approval denied"

    Sounds like you guys landed in a good spot! How are taxes? I know nothing about the town either, is it a smaller town? What you're saying is giving me that idea. Our town is tiny and people are similar realistic about things and whatever minimum standards code the state has is what we use.

    i think it's like $14/thousand for property taxes. not great, not terrible. better than ri for sure.

    i'm on a first name basis with most of the people in that building by now haha. i actually started looking into getting a ri gc certificate after learning so much about the process

    How is RI so expensive on property taxes? That place is kind of dumpy in general... I thought ours were high at ~$17/1000, but we live in a pretty uppetty town. I would not pay that in RI (no offense to any Rhode Islanders...)

    I just looked at those Morton Buildings. They are pretty neat. All of those examples they put up on their website are baller.

    where i live now it's like $18/thousand. when i lived in providence it was $24/thousand, but if you live in your home you get half off.

    it's a trade off though because you can get so much more house for the money down here. i wouldn't be able to afford living by the beach if i were in ma

    I work with a company that is the largest seller of Kirby pre-engineered metal buildings in the country. They put up the building then I come in and make it look nice with framing and sheetrock. These are mostly like landscaping companies that will have half as a big, high bay garage space, then fit up the other half like an office.     We're at 17.49/1000 in my town, which isn't terrible but it's annoying because 10 years ago it was only 7-something/1000.

    we are 3.33 and can vary down to 2.8 something. I'm worried once the old timers get out of office here, the young guns will want to "improve" things. Luckily, starting so low its gonna take a while before they make it too bad.
