    My list is a mile long. It’d be better if we built, but I want to build a “near passive” house. Not much more expensive to do, but the GC needs to be up to speed with high performance building practices - not the old school methods.

    Less about the GC and more about the architect and what is speced out for the house. You just have to find a GC that knows the products, willing to push the subs to do it right, and learn if he/she doesn't know. There are really good design build firms the types like Matt and such run in a pretty tight knit community they know one another and are constantly pushing the envelope.

    You need a really good realtor that works with your architect to find a plot of land that can do such. That is one of the most critical parts in passive, get a shitty lot it's gonna cost you 2x as much easy to try and get it passive. Your SO will also have to be patient as those things take lots of time.

    I don’t care for the certification. “Close enough” would still be damn close to passive and good enough for me (depending on if you go by PHI or PHIUS standards).

    I don't care for the certifications either they are pretty much pay to play so you can show off look what I have. I was just saying you need a realtor that understands this also not just the architect. Doing a project like that is far more calculated and thought out than yep that lot looks good lets build a house typical decisions work.
