    Dear Diary

    We are still in the due diligence period through this friday 2/19, closing set for 2/25. Appraisal came in, no worries with that. Home inspection revealed a lot of stuff, this place has been a rental and has been neglected. Just sent a repair request spreadsheet to our realtor for $12k+ fingers crossed they are receptive and know that they are selling a place that is in need of some love...........

    Nothing structural other than a couple through bolts needed at deck cross bracing. 1 small active roof leak, the HOA is responsible for. every toilet needs re-set and new guts. tub / shower diverter x 2. small woot rot at bottom of 2 doors. couple exterior GCFI need replaced. railing / bannister needs secured. some water stain on ceiling on a couple other areas, not actively leaking now, needs paint. weather stripping at doors. A lot of other small stuff that adds up. The big items are 7 windows that needs replaced due to wont stay open, springs shot. and the AC system is junk. got a quote from my guy for replacement of AC, and furnace. windows and AC total ~$9K, the rest is small stuff.

    Having just been through that I would be amazed if they gave you anything for the AC. If it works it's fine is what my attorneys told me when my buyer wanted it replaced due to age and I didn't even ask at my new place for the same reason LOL!! The roof leaks is the scary part!!

    So just a lot of deferred maintenance stuff. Stuff adds up though! Hope it works out for you. Willing to take it as-is if they wont budge?

    If they arent open to at least two thirds of that we will likely walk. They cant provide any service history on the HVAC. It was listed high, and we offered list, so hopefully they priced it that way knowing there would be a substantial repair request. Would lose out on about $2400 beans if we walk, $1K earnest, +home inspection, and +appraisal.

    The seller can refund it, but usually they are jackasses and keep it despite the house being a turd. They are not obligated to refund it sadly.

    If/when we sell our house, at least HVAC is something no one can complain about or try to make a repair request. :cool:

    Anyone know a bathroom remodeler? I've decided that the tub and surround need to be replaced in our bathroom. I'm tired of fucking with the tub trying to refinish it since nothing (tub/tile paint) will stick and looks like shit.

    I’m sure I could. But knowing how long it takes me to do things, it would take 3-4 months to finish. I’m also scared what I’ll find behind the surround in regards to mold and water damage. Things could escalate quickly knowing how old the house is and the current tub/surround is ~20yo now.

    Valid concern for sure. Is this your main bathroom? Could do the demo yourself at least, that way you know what's back there so you have a better idea of what it will involve/cost. Save a little money that way even if you have to have someone come finish it. And if it ends up being as simple as replacing the tub a replumbing, you could for sure knock that yourself.

    Yeah, main bath. It's really small though, here is the pic from the zillow listing when we bought it. It's since been painted a neutral gray, new mirror and light fixture. Wouldn't mind getting rid of the tile floor but it's on top of cement board and I really don't want to F with that.

    As you know, that aesthetic stuff gives you the best ROI. You said the tub has been painted? And there's no way to scrape it off or sand it down to make it look halfway decent?
