    I saw people sledding while driving down White Mountain Rd in Show Low today. And if you go towards Sunrise there will be plenty of snow.

    We still have a bit but its manly ice now. As Bill said up towards sunrise you can still sled.

    Wired up my fuse block again, got the LED pods in the bumper and wired, air compressor, GFC interior lights, front and rear anytime cameras, nav overide switch and 3rd brake light all done. Had tons of corrosion on my battery and terminals, not sure why. Took an hour to clean it all off. Just need to wire and spool the winch.

    My rear shock is almost back from being re-built. I'll gladly get out on some trails. I usually ride south mountain but I am good with venturing out a bit. I'm not crazy fast like the guys who been riding here for 15 years though, but once it points down I can somewhat hold my own on decently technical trails.

    Good luck haha. Pretty much what I’ve figured out is that if you don’t have an extra $10k (on top of dp and cc) it’s nothing short of a miracle to get an offer accepted. Also, expect to see most people waiving inspections and a good chunk waiving appraisals.

    It’s nuts. And depressing. But eventually something will hit.

    Hoping to get lucky at some point here. Only been offering in houses for a couple weeks. My realtor says on average across her firm they are seeing clients offer on 5 to 15 houses before getting an offer accepted lol.

    It’s strange how house hunting can mess with your head like that. Put an offer in and you feel a strange sense of attachment and get depressed if it goes to someone else.

    It’s like some last little vestige of animal territorial instinct kicks in!:rofl:

    Well I finally got this all sorted out for my mother-in-law. I have had to take care of so much for her since her husband passed suddenly last year in July while he was at work. At least this is serviceable now. I had to dig up so much just to see the valve before.
