It's possible I might become yalls distant neighbor. My aunt's health is failing and getting her affairs in order. None of her kids want the family farm, neither do my two older brothers. I'm absolutely not going to say no to a free 4 acres, all I have to do is start paying the property taxes while she's still alive so she can have more money throughout the year.

Many Virginia Counties have tax relief for property owners over 65, disabled or low income. Depending on net worth she may qualify for 0 Real Estate and personal property tax.
I am not a lawyer, consult a tax attorney familiar with estate planning.

Madison County does offer tax relief for Seniors, disabled and low income.

Fantastic! I'll talk with her about that after I do some digging to save her the research.

She mostly wants to make sure the land stays in the family, it's been owned by someone in the Tatum bloodline since the late 1800s when my great grandmother was a school teacher there. Her original schoolhouse is still standing (but just barely)

 

Must be resident owner to qualify for 0 Real Estate tax.
Hopefully the Counties address for tax bill is property on Madison County clerk of courts.

That's probably unlikely, she's been an IL resident since I was a little kid. I used to go camping with my mom on that land when we lived in the DC area

Avoiding mandatory 12 month probate and all inheritance tax.

 

Thank you! I've considered it quite the blessing, I loved camping in that old schoolhouse in my youth. It's always been my dream to own acreage in a rural community, never been a fan cityslicking.

Buying land out here in WA is too expensive and the property tax is about triple what I would pay in VA. It would cost me 350k to get a condo house with no acreage out here vs being about to put a manufactured home on the land. A well is already dug and maintained since it's shared ownership with the neighbor

A USPS PO BOX in Madison County and pay RE tax online after changing address of record.

Dug wells and spring boxes are approved Virginia water sources and Privy laws (out house) are still approved sanitation provided no sewer exists at time of Privy install.

Connecting to electric grid is not required
