    Yep. To do it right you have to slope the roof rafters of the lower conditioned space. Then you use a rubberized sealer on the roof sheathing. Then you install a gutter hidden behind the fascia and run a downspout somewhere. Then you build floating deck joists over that. They get ripped the opposite of the pitch of the roof so they are level. Then you put down your decking. If money isn't a problem Ipe is the perfect deck board material.

    I just got done doing a $3.5M 5200 sg/ft home that has a huge open deck system on the second level. All of it has conditioned space under it. None of it has leaked. Yet. lol

    god. So when I used to sell dock equipment, I had structural engineers that did the math on my rack layouts so I could go pull permits. Now, I'm not a genius, but even I can look at a set of drawings. All the goofy math you put on the side saying you only need two 5/8" anchors per footplate because the concrete is *technically* within spec...

    Those anchors cost 50 cents a piece. Just spec the fucking thing with all four anchors per footplate. Customer is already paying $9m for the racking. They aren't gonna notice an extra few grand in anchor and labor cost. Cause when inspection time comes, I'm the one that has to answer to the state if they don't think it's correct...

    Damn math nerds.

    This was more than just the hedge funds manipulating. The news was involved, lots of stock websites, bots, something is going on and we dont yet know what it is, but if there are that many people out to get retail traders over gamestop, its got to be big.

    The best one I ever had I actually named. It's called the 28' Beam Problem.

    I was building a house that was built into a very steep hill side. It had a stepped concrete foundation going up 3 stories into the hill side. The SE spec'd out a beam for the 1st floor that was a 8" x 14" LVL. He spec'd it to go into beam pockets in the foundation. The concrete guys built those beam pockets EXACTLY to spec. 5" deep. 9" wide and 15" high. They where placed perfectly on both sides. Square to the back wall and level.

    The width of the span inside to inside was exactly 28'. The engineer spec'd 4" of load bearing on each side. Do the math. The beam needs to be 28' + 4" +4" or 28' 8". The opening only allows for a MAX length of 28' + 5"(the depth of the beam pocket.) or 28" 5'. Right away you can see a glaring issue with this build. Problem is no one caught it until the crane shows up at 8AM the day we go to drop the beam in.

    My boss calls the architect and the engineer to the job. They get into this heated debate about how to make this work. The architect does not want any posts placed. Plus there's no footing under them to support the new load. I just sit there listening. After about 20 minutes I tell my boss I am going to look at something.

    I head over to the truck and grab my phone. I call our concrete guy and ask him how fast he can get over here with a concrete saw and a jack hammer. I talk to the crane operator and ask him how good he is. He's good with lots of years on the job. I tell him my plan. He says he can make it happen.

    I go back to the higher ups and listen for another 15 minutes. After all the concrete guy was gonna be an hour. They're just about out of ideas when I finally let my boss know I solved the riddle. That I can make it work with the required bearing spec'd by the just out of school SE. It's at that time that both the architect and SE tell me it's impossible. They just spent 40 minutes trying to figure it out and couldn't. Now, my boss knows me. He knows that when I say I have figured something out I have damn well figured it out. He still seems kinda confused though.

    I asked the SE one question. Can I make a cut in that concrete wall and not meaningfully reduce it's structural load. He tells me that I can. The concrete guy pulls up just then. I have him get out the saw and cut out the other 3" of wall behind the beam pocket. He takes the jack hammer and blows out the cut chunk. The crane operator picks up the beam and we start getting it through the newly created hole. At about 1/3 of the way in I get the petibone under the beam. Crane operator slides it in as far as he can. We reset the strap to the inside and he drags it the rest of the way. Until it's bearing exactly 4" in both beam pockets. The concrete guy is already mixing mud to patch the hole.

    In 45 minutes we are done and the beam is exactly how it was spec'd to sit. My boss gave me a raise on the spot. I was the only one on that crew that could solve the 28' Beam Problem. lol

    Haha that’s pretty amazing. Just so happens I’m doing structural engineering hw right now for my masters degree in arch. It’s a complete PITA, respect to those of you that know it well. It hurts my head.

    I have a lot of respect for the schooling SE's have to go through to get licensed. I've said for years though that the all should be required to work at least 2 years in the field as a framer to get a license. It's one thing to have the schooling and math skills to compute loads. It's another animal entirely to understand how things are actually built. There's 2 SE's that I love to work with. Both of them where carpenters before going into the engineering field. When they stamp something I know the build will work. lol

    Everybody I've ever worked with in the industrial world that either engineers things from the products to the installation needs to spend a two year internship in the field so that they can learn that what's actually possible on paper isn't realistic in the real world.

    I used to work straight commission. When you stamp a piece of paper that says something can be done, and then there's a 28' beam problem, it's costing me thousands of dollars personally.

    cheap ass motherfuckers who don't want to play nice with each other.
