Yeah, I totally ignore the asking price and x over asking price. I once won a bidding war against 10 other people including a flipper, offered 150k over asking, at the time, 5 years ago, was not usual as it is now, and it was the best deal I have made until now.

 

Toronto or Canada is not even close compared with us suprime.
Here they analyze all your income, you better have a way to pay the mortgage at 4 or 5%, even if it's tight.

In us, they didn't care if people could pay plus rates were messed up, super discounted at the beginning and high later on.

Is hard to believe, but most Canadians have either cash in hand or income. Others can buy million dollar houses because the just sold one for a million. A lot of people that buy were already in the market. The problem is with the people entering the market for the first time. Good luck for those... Even these may ask daddy or mummy for help. Oh, guess what, daddy and mommy are sitting on a million dollar house.

 

It was the lowers from dirt King that were the issue that took forever to get. The ball isn't as much the issue as sourcing the proper snap ring. But I've now found that the dirt King ring and ball are identical to total chaos. So shouldn't be hard to source now in the future
