    Billy is a hell of a guy! I wouldn't hesitate on pulling the trigger. Something to think about though is his bed rack bolts to the bed floor as well with your decked it may not fit

    Thanks! This one was built in 1971 and after our last fixer upper (1926) this one feels like it was built yesterday haha this is a weird one though. Dude built it out of concrete. Those columns are steel. Poured concrete first and second floor, back filled block walls (even most of the interior walls), brick facade. Definitely a challenge to work with after coming from a stick frame...

    Ouch yeah that isn't the best for insulating unless it was built with passive in mind which is doubtful. Sounds kinda like he was a foundation guy and built with what he knew how to do. That house will stand up to pretty much anything though maybe built to handle the tornados??? Do you know if he put rebar in the walls too? FIY most brick houses the brick is a facade.

    He was a dentist haha Yeah most are facade for sure, I grew up in a real one though haha. No rebar in the walls. It’s backfilled with a black “sand” but it feels composite or like very crushed slate. It’s very light. I can’t identify it.

    It’s been very cheap to heat and cool even with the crummy old windows. One 4-ton heat pump for all 4,000sqft. Average electric bill is $160. Huge thermal mass that doesn’t get bothered by our weathers temp swings. Extremely quiet, won’t know it’s storming without looking out the window sometimes haha

    That’s what I’m thinking, plus the air gap between the brick and block and the general air tightness that comes from concrete (minus the shit windows)

    Hey he was prepping for sure building that outta concrete that’s awesome though like the view for sure, guy hooked up the gas for my household generator today so should wire and be done soon I doubt by tomorrow’s storms but maybe the next one.

    thats awesome! I had a transfer switch ready to wire up, but decided against it. I wanted to keep my generator portable since I have a pump. I really just don’t want to lose the food in the fridge anyways haha

    Yea dads got a portable we bought those April storms years ago this is a generac my uncle gave me it’s a lil rusty but just needed a battery he upgraded to a big 23 horse whole house run his ac and all, I’m just hoping it’ll keep my fridges and tv if the cable lines are still good lol.
