    Nah just go to a Leonard place and grab one all you'll need is some 4x4 or 6x6 to put it on and level those and drill some holes and have a Lowes or HD cut some #4 or #5 rebar down to stake it like 4 per side and you're done. Who cares if the parking pad is level if you get the carport relatively level you'll be ok. Even they don't have to be perfect. I'll snap a pic of one I put up for someone and it's not even close to level. We just set it on his pad and drove #4 rebar through the asphalt to anchor it.

    So if any of you are dummies like me when it comes to buying a house FYI there is a pre-qualification letter and a pre-approval letter and they’re not the same thing.

    We didn’t land our house yesterday. There were 31 total offers on this house. We bid $34K over asking and were in the final two however since our letter was pre-qual not pre-approved we missed out. Kinda pissed my realtor didn’t realize that, I’m paying him to know this stuff.

    On a lighter note, had a great hike up Mt. Mitchell yesterday with my brother. 11 miles round trip. Trail was listed as strenuous, they weren’t kidding. Fun though.

    Someone correct me if I'm wrong but here is my understanding:

    Pre-qualification means they checked your credit/debt and credit score and sends out a generic number which you "should be" able to afford.

    Pre-Approval means they've actually looked at your finances and determined if you can indeed afford what you want.

    No kidding. It was listed a little low based on the comps but the homeowner had upgraded everything. The house didn’t need a thing.

    It’s a deeper dive on your financial situation my realtor tells me. For the pre-qualification letter they wanted my last two pay stubs and last two bank account statements plus ran our credit. I’ll see what else is involved this afternoon when I get it done.

    Our realtors back in Illinois put an offer on a house in AZ 40k over asking and waived inspection and appraisal and lost out to someone at 60k over list. It's a real knife fight out there! Hyperinflation is fun isn't it??
    Yup, first letter tells you the price range you should be in, second letter actually sees if all the numbers you made up when you initially met with the lender is actually true.

    My parents just won a bid on a house close to 60k over asking, giving close to 20k in earnest and short closing period. Paying cash.

    They lost bidding 60+k over on a few.

    That or buy something at a low fixed rate and then when a tacoma is worth $100k, sell it and pay your mortgage off as a hedge against the crashing currency.

    At this point you should have already went through underwriting where you are completely pre-approved and could close in a shorter amount of time due to the lender already try combing through everything and ready to cut a check.

    Ours says $310-338k between realtor, Zillow, and Redfin. I think it will sell for more than that though.

    getting the process of opening a HELOC this week. Need to replace the side entry door of the garage, some landscaping work, need to do some minor drywall work in the garage, and figure out something about this damn bathtub...

    Good realtor makes all the difference. We never found one down here but lucked out finding a FSBO. Worked with a really terrible realtor for all of 3 mins before we told him we were done :rofl:
