    A huge part of the problem is supply side -- for about 8 years there were way too few houses being built. In the meantime, the demand side from kids growing up / Californians / etc. hasn't slowed down.

    Has anyone done the Bamf or Archive rear shock relocation? Ive read some of the threads. I have the Bamf relo and some 14" short body 2.0 bilstein 7100 to go with it. Not yet installed....

    Appreciate all the feedback fellas. How is the off-roading/recreation scene? Obviously you have all the beautiful national parks and of course Moab, but I'm talking more local to the areas you all recommended? Is there a lot of public lands or is it all mostly private property? Driving 2+ hours just to find some casual wheeling would be a real downer. I know its fairly dispersed in UT, but not sure if its public or not as I have only been to the big parks and Moab

    sorta. yous till have to drive about an hour-ish to get to some wheeling. lots of public lands and federal lands out here. so knowing who owns what is fairly critical and popular to know.

    lol. well, lots of folks here are mormon so...yeah. they want lots of kids.

    You should move to Blanding. Cheaper than the SLC area and redder too. Right in the middle of all the best outdoor areas, and just south of Moab. Lots of jobs, too.

    the funny thing about Utah is that while a majority of the state is federal land, there’s a lot of people who appreciate that and it can feel crowded.

    My general rule of thumb in Utah is that the farther you get from Salt Lake and the Wasatch front, it gets quiet pretty quickly. COVID has been weird and the outdoors has been a little too full, but generally:

    Within one hour of SLC you have some decent options for forest roads and canyons but there are too many hippies, influencers, RZRs, burned out stolen cars or junkies/partyers to really enjoy it. Decent day trips though if you can avoid the crowds off season or on weekdays. American fork canyon, bountiful B, Farmington, butterfield, 5 mile

    2 hours out of SLC: getting better. Loads of RVs and duallies. Lots of RZRs and dirt bikes too, and a lot of hunting August-Nov. I try to get away from the RVs but they’re everywhere and somehow squat for multiple weeks at campsites. Nice people in general though, we all share the same interests in wheeling, fishing, shooting, camping ya know. Skyline, Deseret peak/Stansbury, Uintas

    3-4 hours out of SLC: now you’re talking. Obviously Moab is a little too crowded these days but outside of that you can really get away. You’ll still see RZRs and dirt bikes but once you push out past their fuel range you can have some peace and quiet. Mostly just desert rats, fellow “overlanders” and dirt bags in Subarus (who will annoy you because I thought I needed lockers to get down this trail??) For example I just spent a weekend on a little known trail north of goblin valley and didn’t see another person for 18+ hours and it was a guy in a sportsmobile so I’m cool with that. Deep in the San Rafael swell, basically any BLM land south of price and north or Monticello, some parts of canyonlands, escalante etc.

    5-6+ hours out of SLC: real secret spots. I’ve been to places that I don’t think more than 100 people visit in a year. Some locals don’t even know about them. That’s the fun stuff, I spend a lot of time looking over maps and planning multi day trips and hope I have he time to do them.

    anyway thanks for coming to my Ted talk. Having said all that I feel everyone on the population growth and house prices. It’s tough but I am glad at the end of the day that I live in a place as beautiful as Utah where kids just want to stick around after graduating, and they aren’t itching to leave as soon as possible. Haha, no offense to Ohio

    You don't have kids yet I assume. I was skeptical myself until our daughter was about one. We'll probably stop at two, but I now understand why people want more.

    Not much stock left.
    A commercial realtor person I deal with claims that investors from California are buying up all the land and buildings in Utah b/c compared to California, it’s cheap here.
