    This ENTIRE market doesn't make sense. All I can say to people is diversify before its too late, the jig is up and the big boys are making moves and have been for a bit. READ, search what yellen is saying, search how half the world is literally insolvent at this point...war brewing again w ukraine and russia, HUGE inflation that no one admits to, feds creating their own bitcoin and countries/states making laws outlawing it.... on and on and on.

    Lumber is way up for a while. I actually considered selling our house and going into a rental before we move to Austin. But we’ve flip flopped on the idea of moving so much, first, and second we just did a refi, but with that ditches pmi were paying fuck all for a mortgage now annnnnd we love the house and lot and location. So a certain level of me has to say ignore the money enjoy the property.

    And Corpus is home for us.
    Right now, just me, my oldest, and 1 dog up here.
    I'm riding out my time, and hoping to make as much on this place as possible.. and when the time is right.... But, no more flips.
    I like the property, running water, fire pit close by... away from the cities..
    House WILL be nice when done, all the work I've been doing, was for long term occupation by us. Not cheap jobber crap.
    If I stay, and keep it, I won't be upset, other than the 6 months of winter here...
    Just not happy up here....
    But, I'll take what I can get, until the opportunity for change appears

    If you still have the old one then take it apart and look at the innards. Chances are you will find plastic gears that are chewed up, just like you suspected. They do sell replacement parts for most of the openers and you can probably easily repair it and either sell it or keep it for a spare.

    The answer is on the license plate! Three of the antennas are to triangulate a signal to Skynet!

    Thanks for the offer, I appreciate it. I just grabbed a mitre saw from a buddy last night and I only have 2 more rows of bracing to do. After that it's just screwing down the composite with those newfangled fancy hidden fasteners.

    I was so nice Saturday, just need the lake to fill up.

    Oooo you just reminded me - I have a clip from my dash cam yesterday in East Prov. Dude couldn't hold his lane, I was on the horn and flashing my lights and he couldn't figure it out. Gave me the "what!?" hand gesture as I was passing him - WTF dude. Timid for East Prov though. If it was an easy thing to do, I could easily have a video a day at least just driving to and from work for 15 minutes. Love driving down here....

    You should see the amount of crashes we have to deal with around here. Don’t get me wrong the construction makes driving over here a maze, but alot of the time its the stupidity of RI drivers that causes accidents.
