    Try being in the mortgage business right now... It's a nightmare. You are correct though, 20% down is silly. Currently people are coming in expecting to get close to 20% down. They end up at 5% or 3% down so people can try to accommodate the scenario you described above. The sad part is, a lot of the inventory is being sold to straight cash buyers (investment properties, rentals, etc) or people who had the previous equity to have $100k in reserves. Younger buyers are paying out the ass for 1800 sq ft townhomes, or just being completely stiff armed out of the market. The good news is as long as you can get your foot in the door prices are rising so fast, as long as you can make the initial purchase you're more than likely going to make money.

    The 20/30/40k over appraisal is terrifying to me.

    3% down is just fine. However as @jsi described above, you're going to need more in reserves to cover (at the bare minimum) closing costs, but more than likely the gap in appraisal. The thing is you never know.. some sellers will settle for the appraised amount. I've seen it multiple times in the past few months.

    I agree. I just paid my 37 year old home off a few years back. I'm heading into retirement soon and would like to get rid of all the stairs. I don't want to go into debt to buy another home. I might get $550K out of my starter home but would have to pay about $600K to get something in a rambler. Plus I would have to move to the boon-docks to do it. I seriously worry about one of my kids that doesn't have a home yet. I wonder if he'll ever get one even with a decent paying job.

    Sounds like I'm just a little bit ahead of you. Paid our house off and our investment manager asked if we wanted to retire there. The answer was oh hell no, too many stairs. When we sold in early 2019 we got one reasonable offer after 3 weeks on the market. We bought a 2 bed room rambler in the south boonies of Salt Lake county. Since then our new home has gone up $200 K. But, by the same token so has our old house. When my son was waffling whether he should buy or wait, I said buy. A rising tide raises all boats. Sitting on the sideline is not where you want to be. I'm glad he's on a boat right now, but this market is messed up.

    I've been looking at getting a house for myself the past few months and it's a nightmare here. My realtor put a bid on a house and another person offered $125k over asking, offered to take the sellers entire family on a cruise, and let them live in the house rent free for 2 extra months if they took their offer.

    I gave up on trying to find a house. I can't move outside of the valley. I'm only looking at townhouses now and just ended up putting my deposit on a 21 RZR Turbo S Velocity... I'm not the brightest tool in the shed. Being a first time home buyer right now is absurd.

    Also while I'm here, does anyone on the forums still make wheel bearing hub assemblies? Anybody have good luck with auto parts store assemblies? I really don't want to press bearings out of the hub.
