    We’re waiting on a home to be built in Water Oak off of 29 between Liberty Hill and Georgetown. Renting in Leander in the meantime. Hoping the house starts sooner rather than later, but like all housing stuff in the area it’s just been insane. Lmao

    Are you locked in on a price?

    One of my employees up in the Dallas area had to back out of their build because the builder changed the price on them and it was greater than their mortgage approval. Seems that lumber and labor costs shifted because of COVID and the freeze.

    They are understandably pissed.

    Not yet, we haven’t gone under contract or anything yet, but they’ve told us it should still come in within our price range, so we’re waiting for them to start building and get back to us with the floorplan they decide to go with and how much it’s going to cost. We’re still looking at other places too as a backup, but unless it’s drastically more expensive it’s pretty much perfect otherwise.

    Yep, I know the development. I'm in Reagan's Overlook, on Ronald Reagan between 2243 and 29.

    Curious, when people sign contracts to build these days, are there clauses to cover the price of the lumber? Huge price increases, and I'm curious as to how the builders protect themselves.

    ETA: Ooops, I guess should have read all the posts...

    They do that in housing communities so that it’s not all the same houses or multiples of the same houses in a row.

    Yep, but we had a choice. I was first into my neighborhood and got first pick of anything I wanted.

    Other plans are limited by lot size and utility configuration. Can't have a 3-car garage 2400 sq foot ranch on a 1/4 acre lot. Our issue was that so many people went with a particular 2-story option that the builder came up with two more fascia designs (in stone/stucco and stone/brick) to make them different enough. My four closest neighbors all have the same internal floor plan but the outside of the homes all look quite different.

    Note: avoid stucco if you can. Both houses get a bunch of mold and algae growing on the stucco on their shady sides. I don't have that issue with my brick and stone.

    Yeah so because the home buying process in Austin is Nucking Futs right now, when we visited in January we put our names down for a lot, and they told us the home style they were going to build there, which we knew we wanted, but we had to wait for them to be able to make a contract for us since they're limited to like 2 contracts a month right now. Between Jan and March (particularly with the Feb Storm) they changed the homes from Built-to-Order to Inventory, so they're going to decide what options they want to build the home with and let us decide to buy after they've started. so like instead of the flex room we wanted, they may choose to do a 4th bedroom. Not ideal, but as long as they go with like 3 main things we'll probably go with this home. as for lumber prices, i'm not sure how much it'll affect things. I do anticipate it'll drive the price up, but they kinda made it sound like it wouldn't be by a whole lot.

    hollllla.

    i done gone and did it. got the 'rona, along with 6 coworkers. 2 days after getting the first Moderna shot, of course. wasn't fun...don't recommend. my boss ended up in the hospital for 5 days. i was in bed for a week and a half. didn't eat for 4 or 5 days. can't believe it, but it's been almost 3 weeks now since i started feeling 'off', and eating is still a chore (but doable).

    Yeah I’ve heard some wild things about the market right now. It’s a sellers market all the way. I want to buy my first property but it’s just too crazy at the moment. Hopefully all the supply issues can get resolved by next year.
