    Some flags and center console divider... lots of things on the wanted list.
    I gave the OK for my financial planner to make decisions in haste that will save me money... for instance getting out of all mutual funds in my Roth if shit hits the fan. I know he would obviously go with his multi-million dollar accounts first... but I feel decent knowing I wouldn't lose everything.

    Question to all the wrinkle brained Apes in this thread: Would you buy a house in this climate or would you wait for shit to hit the fan?

    If shit hits the fan, would rates potentially go up? I'm hedging that inflation will make any long term debt debt I incur worth less in the future.

    The new administration simply cannot afford to have a major pull-back of the markets. It would instantly unravel their agenda for the next 3 years. Whether or not you believe in that agenda is irrelevant. They're going to kick this can down the road as hard as they can to keep things running per the status quo.

    The question is...despite all their best laid plans and efforts, is it going to be enough, or is this correction going to happen with or without them?
    There are soooo many small and mid cap stocks heavily shorted right now. If one of them tips the scales and the margin calls start going out, the Thanos snap might be inevitable.

    This sums it up quite nicely, I think:

    At any other point, I'd say just buy right now. Interest rates are still super low, prices are steadily climbing.

    Now though, I'd say the opportunity cost of saving a few grand by buying is worth potentially waiting a few months to see what's over the next hill. This is why we're waiting until first Q of next year to move. I want to see how 2021 shakes out. If everything seems under control in Q1 2022, I'll kick myself for letting home prices rise another 5% or whatever. If GME blows up the world, I'll probably be quite happy that I waited.

    Yeah, that's what I'm debating between. Luckily we don't have to move, and we refuse to get into bidding wars with anyone over a house. The more we wait, the more I buy GME anyways.

    I hope GME blows everything up, everyone gets margin called, and there is a new order to the market. If that happens, I'll buy the same sized house and buy a ton of stocks on fire sale.

    I wouldn't buy a house for myself. I've been holding out because the housing market has been absolutely insane the past 3 years. Houses around me here in Lexington are going for 20-30K more as soon as they hit the market than they were 5 years ago. I'll wait a little longer personally.


    On top of that, i'm traveling a bit and i pay (get this) $550 a month for a 2br townhouse right now that i have had for a few years. Sure, renting is throwing $ out the window, but at this very moment the houses around my area are booming and i just can't see it going up much more. So for now, I'll just keep adding money into the retirement fund and savings for a nice down payment here shortly. Plus i just bought a 33ft camper that i'm redoing to help on the travels.

    Nice! our rent and overall bills are very low, and I agree the house prices are getting pretty crazy. The only reason I'm even considering the one we're going to look at today, is because it's not outrageously priced, has a bunch of traditional character, a decent yard and a 3 car garage with a loft. Also it was just gutted and everything done to the house was documented online haha

    Nice, there are decent prices out there and if it works for you and you like it at the right price, jump on it! Most people are impatient and Money=Time. If it isn't over priced, wouldn't be a bad move.

    I’m pretty sure the whole. Time in the market beats timing the market saying works on houses too. The value long term will only go up.
