    I think your optimistically correct but could easily go the other way and be closer to 80% underwater. Lots of people are buying overpriced houses. For our sake I hope it hits individuals more so than the economy

    You'd likely make a decent profit on your house, but prices are so high right now it's great for sellers, terrible for buyers. I guess you could probably pocket decent cash if you sold and rented something not terribly expensive until prices returned to normal. But with kids that's tough for sure.

    Kids have already had a messed up year/childhood. The last thing they need is to readjust to put $ the mom and dad's pocket . I understand moving because there's no work but if you've established a family do what's best for the family

    We bought in '13 and zillow shows our home value up about $100k since then. Not sure how/if they track improvements we've made, but I have no doubt I could sell for that price right now.

    That said, I'd rather just buy land right now. Prices seem ok and I can wait a couple years for building prices to go down.

    We even considered that - we want to move to Austin in about 2 years, so ... the timing would be perfect, pitch the house, pocket about 50 grand, and rent until we leave. But, I've said it before -- the human factor of how bitchin' a setup we have with our house, I think we'll just stay here until then.

    I think they just track market trends/ sales of comparable houses in the area to estimate. I doubt they track homeowner upgrades.

    I won't lie, we have a newborn niece and even that is like "I mean yeah Austin is warm but like, other than being cold....we got family, and a bitchin' housing setup, and a great location, and we're close to the Cape, NYC, Boston, north to the woods...."

    yeah if WE had kids, though, the grandparents would be crucial.

    We've been working towards getting the house all finished up and in a condition to sell. The goal was always to move and it just happened to land on one of the most screwed up years I've ever experienced. We don't NEED to move, but we're on a busy street with a relatively small lot and a relatively small house. It was our first house, never intended it to be a 'forever' house but we stayed a lot longer than planned because we had kids and it was cheap to stay. We've definitely outgrown it, time to move on but this is a tough year to make that happen. Some of you may have the best option, buy land and wait for the market to correct itself, then sell and build.

    Lumber prices are driven by a shortage, that's going to remain even after this all shakes out for a while. If it was me - buy land, sell the house now, grab one of these beauties on your new land, and live in this for a while - then live in it while you build the big house, and then sell this off.

    Sounds like moving is your best family plan. Quiet hood with at least a little nature helps nurture those little hellions, I mean angels. Ok mine are hellions with me and little angels for everybody else. Seems to be a theme in my neighborhood anyway. I hope you are all blessed with angels

    PS I just found a nearly 60 acre lot in RI on zillow for like 200k. o_O I thought 1/3 acre was good where we are :rofl:

    We actually have discussed buying the land, installing the well/septic or getting water/sewer brought in from the street and setting up a destination travel trailer. With 2 kids, that could get tight in a hurry though... I'm all for it, my wife is skeptical.

    I have two pieces of land I own, not sure if I will ever build on them or just flip them, but I just got a quote to build on the one in Weare. 3 Bedroom ranch, quite small, no garage, no basement no attic. They wanted $310,000k for the structure built on a foundation that I install. Gotta be kidding me.
