    No sure about that. Multis typically have multiple pitch roofs which makes it more expensive, more windows. More siding.

    And when its multilevel I no longer feel comfortable replacing all of the above myself so now labor costs add to it.

    I mean I know everyone assumes since I live in a ranch I’m a cripple old man who can’t do anything for himself but I like doing my own maint ;)

    Depends on the house. My old 2400 sqft 2 story had 24 windows and a relatively simple roof. My new 1400 sqft rambler has 25 windows and a roofer's nightmare of multiple pitches. I don't get why some seem to think ramblers are for old people. I lived in a 2 story for 27 years and a rambler is just better for day to day living. It's more expensive from a construction and land perspective, so that makes it luxury home right?

    I’ve replaced many cedar piers/posts with concrete piers. If the drainage around the house was adequate they didn’t look too bad, but usually termite damaged.
