The increased acceptance of telecommuting due to Covid. Californian's are tired of Covid shutdowns. They are also realizing that they are no longer tied down and are moving here in droves. CA posted a declining population for the first time in decades. From a news article...

"California's population fell by more than 182,000 last year, the first yearly loss ever recorded for the nation's most populous state. The decline halted a growth streak dating to its founding in 1850 on the heels of a gold rush that prompted a flood of people to seek their fortune in the West."

CA residents are able to sell their homes for $1m, then come here and pay $100k over asking with a briefcase full of cash. Most homes here are lasting less than 24 hours on the market. It's absolutely stupid how volatile the real estate market is right now.

Yep. It's a bit worse here than other places since this is a vacation destination. People are use to coming here for fun and then think "I'd like to live there".

My wife works for the county clerks office and processes all the title work etc. 75% of her workload is people coming in from CA...

The real rocket fuel will be way OTM options that start printing...more shares must be produced...and you KNOW they will just be oh so tempted to sell naked calls on spikes...
