    Residential. The wife an I are trying to decide if we want to sell our current home and buy another immediately or sell and rent for a year then build a new house. Just curious what the current market suggestion would be. Just looking for a general answer from someone whos not financially invested in the question.

    If you don’t have your next home lined up, you’ll likely have a hard time buying anything right now. You’re home will sell quickly, and likely over asking price, but the next step is the hard part. If you’re ok renting and waiting for things to chill out a bit, then go for it. That’s actually a good place to be in. You almost need to have cash in hand and your pre-qual up to date to get an offer in. The market is super tight!!! Definitely a good time to sell if you don’t care where you land after that. Last bit of feedback, pack your stuff before you list it. Most buyers aren’t giving sellers a long closing period. We just sold and bought in March and it was crazy!

    The flip side is that I wouldn’t want to be out of the market long. I’d be most tempted to keep what you have. If prices go up 20% in the next year, that’s more money you’ll have to come up with to buy a new place; if you’ve still got your current house, its value will be going up as well, offsetting some of the price increase.
    Now, if you already know where you want to buy/build, and are selling to use the money to start the building process now, that’s a different idea. We have some friends that sold their place and are living in a rental for a year or so while their new home is built. But I wouldn’t even look at a real estate agent or mention selling until I had a rental lined up.

    Sat in 820E for two hours between 287 and 35. Must have been a gnarly wreck that just happened, they were still pushing carbeque sauce over the right two lanes and shoulder.

    Renting is great if you can get it, but in a lot of ways it's high risk to you. I have a few personal horror stories of where renting went wrong - during the 2008 ARM bubble I was given 30 day notice and hounded every day of that 30 because the landlord lost his ass and needed to dump all of his properties right the fuck now. Another time I signed a contract and had the cashier's check drawn and the moving truck scheduled, when the owner not only backed out in favor of selling the property instead of renting, but I wasn't informed of this until I had been standing in the lobby of the property management company for two hours, waiting to trade checks for keys. And a third time, because the rental market was so hot in 2016 houses were getting first applications within 2 hours of being on the market, I put in on one sight unseen, based on my realtors advice that it was a true gem that would be gone before I could make the drive up from Houston. Fortunately I managed to back out of that contact, but only because the house did not even come close to meeting the basic legal requirements for being habitable. My next words were "you know why I'm letting you go and finding another realtor, right?"

    So yeah, it's been my personal experience that when the housing market goes crazy, the renters market hands you it's beer and goes absolutely batshit.

    It is a VERY bad time to build lumber is 5 times what it was a year ago if it can be bought, I talked to a concrete guy last weekend & he said concrete was almost as bad plus the lumber they use for forms, all building material is at a phenomenal high so whatever you decide I would not build right now. ( I know you said build next year but thought I would throw this in)
    The only way I would sell now is if you have a new place to buy or you need to relocate otherwise with the high cost of building material the market will continue to rise so when you sell to rent you quit making equity off the values going up plus losing 100% of what you pay in rent.
    Even if the market goes down in a year or so you still have to recoup the rent you paid & the expense & hassle of moving twice.

    Oh concrete is bad there is a major supplier of cement that is shut down causing a shortage of cement powder, we are up to $175 a yard from $103. But people are still building cause they save it in the long run with the interest rate supposedly.

    Been researching the kits on AccuTune. I found this:
    05+ Tacoma Mid Travel Suspension Kit, Stage 2A - Fox | AccuTune Off-Road (accutuneoffroad.com)
    That's going to eat into the tire budget. I can offset that a little by selling my shocks.

    I might consider a different leaf pack and UCA than what's in the kit.

    What do you guys think?

    I'm also considering these two:

    I do like the idea that AccuTune will tune the shocks specifically for your truck.

    Weird that the King 3A set is cheaper, I would have expected the opposite.

    Have never owned a Fox product, though.

    Yeah, I figured the 3A would be more too.

    I did talk to a guy that upgraded his Pro to a similar Fox setup as that first kit. He's had it for a year and he loves it.

    At some point I'm going to talk to these guys and get a good idea of these setups.

    I've been told, generally, that Kings have a eight to twelve month lead time so that sounds about right. I'll ask them what their availability is. While I'm not in a hurry, I would still rather be able to install the stuff and test it by the next Jambo. I suppose if that's the way it is with everything, I'll try to be patient.
