    Yeah that’s a nice area. Some rolling hills I have never hunted that area but is a beautiful part of the state.

    If you’re around the river or the bigger streams. That’s the bad side of this area there’s not much land to build on that’s not hillside and out of the floodplain. We do have vast amounts of land on top of the mountains thanks to mountain top mining (a terrible phrase to some) that is starting to be utilized for businesses and residential building. The mountain top land is beautiful and eventually I will buy property and build my retirement home.

    It’s not terrible for the most part. That is as long as you have Verizon or Appalachian wireless. App wireless owns most of the towers and Verizon pays to use them. AT&T is a crapshoot some get spotty service others none.

    Good to know. We might look in Prestonsburg also but stay away from the flood plain.

    Just watch the neighborhood or neighbors. Some areas are a little questionable. Drugs are an issue in eastern ky. I live in a good area and have few neighbors. It’s quiet and mostly working people. I gave my realtor specific rules that I would be looking to avoid. I won’t post them publicly so that I don’t offend people and before I get blasted on it isn’t about race. It’s more about interest and hobbies.

    I can give you the same advice I gave Will….be specific with your realtor on what kinda neighborhood and neighborhood you want. It will run a wide range. I have seen beautiful homes surrounded by single wide mobile homes. Not that that is awful I lived in one +20 years ago but I don’t want one right out my front door. Also spend some time driving in the area you are looking to buy and pay close attention to comings and going’s. You can learn a lot by being observant.

    Agreed! It's a stupid market there compared to here too. I can get a nice house for $130k here, but down there the same house has a hillside yard, no garage, and needs an immediate 10k in "fixes" and lipstick for that pig lol

    Yeah the market is crazy all over. A contractor friend told me recently that it is over $150 a square foot to build right now. That was around $75 a couple of years back I’m at the point where I would like to downsize and build but $8 2x4’s won’t allow it. I guess it will come back down and there will be a market correction at some point.
