    Funny, that’s project 1 of 2 for our large pain in the ass/expensive projects left to do, flooring and pool area. Flooring is probably next, demo up and grind the concrete smooth average quote we got was about $1600ish for the whole downstairs. Then from there need to figure out a wood flooring, but either way it’s another 5-8k. The main thing is when is the wife ok with disrupting life and dealing with all the noise since she is still working from home.

    We have a fair amount of tile that were leaving in place. Save on the cost of the demo and pay about 1500 to level the floor. Then the new goes down easy peasy

    Next week on house flippers we pull up this hard wood floor. Oh god they covered this beautiful tile vintage flooring!

    But HGTV made it look so easy. I saw a future ex-only fans model and her baby daddy (dunno what he does, but he probably drives a ridgeline) just reno under budget!

    Seriously though - won't be mad when housing prices drop back down so the wife and I can start our remodel.

    Sounds like a flawed system. We enjoy the DINK(dual income, no kids) system. He has his money and I have mine. He does consult with me on big purchases but he doesn’t have to. I’m not upset with the daily packages and Summit boxes showing up for his new toy. If he ain’t happy, I ain’t happy. Let the boys have their fun, that’s how I see it.

    I was just being an ass, regardless. The wife and I both are in Sales Leadership, and don't plan on extended the family count anymore unless they have four legs and a lot of fur - so I can empathize!

    It seems they are flattening out. Atleast up here now. Although a house like 2 blocks away from me just sold for 580k 2 bed 2 bath 1600 sqft 3 car garage. Nice house for sure. Mine is getting appraised right now so I will see what it comes back at.

    I've got pretty dirt cheap rent locked in at Scottsdale/Chaparral, so I don't mind laying low in the townhome a bit longer to do some basic maintenance for the homeowner in Chicago.

    However, won't be mad when we can start pulling in the equity. Soon enough!

    I was talking with someone and they were saying there's multiple companies buying 50 houses a month every month in the valley in the 300-600k price range and putting renters in them in order to keep the market up there.
