    I bought a condo a year ago so I could get out of renting and build equity. It was about all I could afford but I went from a 1 bedroom apartment at 1130 to a 2 bed, 2 bath condo at 1150 a month all in.

    Also says to test the T&P. I would never touch it.
    Install it properly and never touch it until you need to replace. You're just inviting trouble. Your faucets running slow have nothing to do with your water heater. Does the cold run slow as well? Or just the hot?

    When we started in our 1bd 1 bath it was $1200/month 3 years ago and right now its $1560/month. If we were to sign up for it today it would be $1,730.

    I was living at the Flats at Sky Village, 58th and Kipling. Not a bad place but got to be more of a zoo in general.

    yeah, but we would walk to Olde town so for us, we were paying for the location. I made a point to do NO work on the apartment since i was paying rent. Oh, the lightbulb went out, put a maintenance ticket it. Oh, the dryer is squeaking, put a ticket in. We'll see what happens when i put a ticket in with my wife and how she takes that....

    T&P is fine.

    Just hot water is running slow out of faucets. City water main, not well so pressure is same coming into both hot and cold.

    I have replaced a few mixers/o-rings and the hot sides have been cruddy with mineral deposits and such.

    At $1560 for a 1 bedroom, that’s easily a mortgage on a decent condo or townhome. Although I bought in Aurora because I couldn’t afford to buy in Arvada and my day job is based in Aurora.

    Any galvanized pipe?
    And a well would also have equal pressure hot and cold. Your water heater is fed with cold water, there's no separate source of hot water.

    Unplug electric from water heater.
    Drain.
    Rusty crud comes out and clogs drain valve.
    Blow backwards with bike pump connected to hose to free obstruction.
    Add more water from dead man valve on line entering heater.
    More sludge comes out..

    repeat…

    eventually it pretends to be “clean” although I know what the inside really looks like.

    reconnect, re-power after full of water as to not overheat the element/anode.

    walk away.

    It’s all copper that I can see inside.
    No idea what the main is or how that is run under the front yard under the basement concrete where the magical copper comes out of the ground.

    If copper is coming through your floor, it's almost certain that the entire line is copper. That's good.
    The drain for your water heater is at the bottom of the tank. Hot water comes out the top. If the crap in your water heater is coming out the top, you have a water heater that is done being a water heater.
    Is there a dielectric connection for the hot to your heater?

    The Sludge is from the Anode Rod doing what it should by dissolving/ water quality, you can replace anode rods, my Plumber tennent told me they should be replaced every 3-5 years or the internal mechanism start rusting out.

    Yes. The anode is sacrificial. It's like the iron rod you would use if you were removing rust via electrolysis.
    I have never had any luck with replacing anodes or opening drain lines or testing T&Ps. They're always cheap, crappy valves that leak if you touch them. If you install a water heater properly, you should never have to touch any of that stuff. Your water heater will need replacing before any of that should be a problem. 10 years is good life out of a water heater, anything more is a bonus. The water heater I put in my parents house was 22 years old when we sold the place and had not been touched once.

    Alright so I’m currently staying with a friend of mine in Louisville. I’m heading out on 70W toward the passes. I was planning to do imogene and black bear. What’s the best way to do this and which to do first? Any help and recommendations appreciated.
