    Nothing we can do about it but honk at Texans left lane drivers and give really crappy directions. :D

    When I would go down to TX more often, a military buddy of mine was a Sheriff Deputy and we would have so much fun. Think Super Troopers….:anonymous:

    Great explanation...no idea what people were thinking with that vote. Figure it's more and more of the CA vote, they haven't met a tax they didn't love.
    I've lived out here for 15 years...something that's comical to me is people complain about the property tax going up but love that their homes values skyrocket. Sorry man, can't have one without the other. In the scope of things, property tax out here is pretty damn cheap compared to many places.

    Correct, I think we are tied for 6th National for lowest Property tax rates. Family that lives in much higher rate states reminds me of this everytime they come out.

    Which also coincides with being one of the least funded public education states.

    In a state largely built on higher Ed/technology industries.

    Well, to be fair…

    So do Coloradans. Have good insurance when you move out here. Sure is sad that Colorado law makers had to make a chain law due to people not taking the proper considerations when going up to the mountains when snow is present.

    -Good tires…check
    -Winter rated tires…check
    -4wd/AWD…check
    -Chains…check
    -Know incoming weather report…check

    See, that’s not hard.

    Usually how it goes:

    -I can get another 5k miles out of these bald tires. Let’s go skiing and smoke a pound of weed.

    -I may have enough fuel to get to our destination. Probably. Traffic never comes to a standstill and need to wait idling for 5-8 hours.

    -Dodge SRT8 challengers are great in the snow. Flip a coin if we take your GT500 Mustang instead?

    -Check weather? I have an app for that.

    I get it and don’t mind paying higher property taxes. It’s needed to maintain a high quality of life in the community.

    It’s just the discrepancy between what I pay and what homes 4x my value pay is bothersome.

    And so long as TABOR still exists the government is still (thankfully) held in check somewhat.

    I lived out Magnolia Road for a month or so every year for 4 years. Hardly a long time but in my experience, people with TX plates didn't GAF if you were walking across the street or that the speed limit was lower than their single foot speedometer. Vail was even worse but most fly in and you're left looking for the barcode rental sticker :)

    Get to know the western slope members. They have helped my crew out several times with broken rigs with parts, tools, and even offered shops for repairs.

    I had asked my friends to let me
    Know if they wanted to sell...they sold and moved to Canada (his wife is from there). I understand their reasoning but that place was perfect. Just far enough from town to be remote but not so far you’d miss living near the city. Beautiful view of Long’s from the deck and no chance of it being blocked.

    Are you certain this is the case? Everyone should be paying the same percentage of their valuation provided they're in the same area and subject to the same mil levys.
    I know I pay less than people just west of me because they're in the PRB (like you) while I'm in unincorporated Weld.
    I don't spend much time on boulder county's website, but taxes are public record and you can look up exactly what people's valuations are and what their tax bill is. Takes me 2 seconds on the weld county property portal.
    You might check it out to verify what I'm saying.


    Edit: This is going to weird you out, but I was just able to look up exactly what you paid last year and your estimate for next year (a bit less than you said ;)) If you have a property address, you suspect is paying a lesser percentage than you are, I could look them up for you too and verify.
    Also, if you're creeped out by public record availability, I'll PM you my address and you can check mine out :thumbsup:

    If you're comparing properties, or even looking to buy and wondering what your taxes would be, look out for senior exemptions. That's a pretty significant tax break and you won't get it so your taxes will be higher than that.

    Make the move. I live on the front range and make it to GJ/Fruita every year. The outdoor opportunities are amazing AND they are year round.
