    Afternoon stockers :hattip:

Just a couple odds and ends done around here today, just kickin' back.

I did think I might have inadvertently bought a slightly wreaked Nissan Altima... Been sitting a couple years so if it happens it'll be another adventure. Why do I keep doing this to myself... o_O

Just sold my tires. Probably about 3/16" tread left. $75 on CL. New ones being installed Wednesday. The guy's going pick them up later that day.

@BananaMan Well it looks like we're gonna look at a house too now. This is a totally spur of the moment thing. Seen this house last week on my way to work, didn't think nothing of it until an hour ago. Looked at the price and seen it had a big ass two car garage. Public water and sewer, and natural gas! It needs some work, but the location is pretty good. Cuts 15 minutes off my commute. Gonna look at it Tuesday, just gotta be prepared to do a full price offer...

Hell yeah! Good luck! The "move in ready" house we just had the inspection done on... ugh. It has a failing well pump, no water pressure in the house at all. Also roof is 22 years old, ridge line needs to be replaced/roof needs to be replaced. And there's a deck on it that was poorly built and needs to come off/be redone. Also just got the septic inspection report and one of the outlet pipes needs to be replaced.

edit: the roof inspection is all exterior visible things noted and not internal, because there's no attic access anywhere in the house.

Well I mean to me that's move in ready, well except for the well pump. You guys still considering it?

We "restored" an old 1920's brick house in Mississippi that was in rough shape. Lived in it the entire time; was rough for a little bit, but we did it. We're not one of these people where everything has to be perfect on move in. Seems alot of young couples are doing this now. I'll fix stuff room by room and not rack up the Home Depot, Lowes, or building supply credits...

The biggest issue is we don't have the extra cash at the moment to repair/replace a 1800 sq ft roof right off the bat, plus whatever the well needs and the septic needs. So we're putting it in our post inspection offer (negotiations) that the sellers have to fix it.

edit: we did offer a fair amount over asking so we're in a good position to ask for this stuff

Wow, the market still hot enough up there you gotta do that?

Looking like the market has slightly cooled off here. I'm preparing to pay full asking, hopefully that would work. They've dropped the price once already and that was only a couple weeks of listing. Seem to be motivated sellers...

It's cooling off up here, but the house had only been up for sale for 2 days when we toured it and made our offer.
