Right on - hopefully the market makes it more favorable for you next year, and rates play ball.

You can only downsize or move out of the state if you want to capitalize on your equity here. I've been debating on selling my place, buying a smaller place in roughly the same area but have the house paid off in basically 5 years. I only have about 19 years left on my current house though. I'd have to do all the math but I'm lazy and I like my current house lol.

Well I'd be downsizing and moving out of state. I guess I don't understand your argument? Real estate prices are ridiculous everywhere right now. Median in my area is $550k. Vancouver is probably around that as well.

Smaller house would be ideal, but I'd like to get a couple acres with it, so it'll probably be a wash all things considered. I'm looking at moving TO Vancouver, not FROM it.

It's crazy... tough to imagine what the housing market will be like when my kids are out of college someday. Gonna be like China, everyone living in high rises with multi generational.

    What agency are you with?

    I am with Real living

I think north of Vancouver Vs east is much better. Between Ridefield and woodland because you can be a few mins from the main freeway but still have space and privacy. Out east camas/ washougal they are putting roundabout in the middle of the HWY.

so update to this, she took it into a place where she lives now and they had no problem doing the alignment, no seized cams etc.

I told her they were probably targeting because she was a woman. Chalk another up to can’t trust stealerships
