    Don't get me wrong - I want to get to the point where I can build a house wherever I want with no HOA someday, but that probably won't happen while I'm still active duty. Shit this year it was a challenge just finding a place to live. We got outbid several times, a few sellers wouldn't even look at our offer because they had too many, and the only reason we got this place was because the seller saw that we were a military family and decided to sell to us.

    Aight TW plumbers, Ive got a question for you. Im planning on moving the washer/dryer hookups out of my kitchen and building a closet for them in the back of the house. I've got a plan as far as framing and electrical, but I need reassurance for my plumbing plan.

    Heres what Ive come up with.

    Does that look ok? I don't really have the option to tie into another vent or install a roof vent so Im gonna go with an AAV vent that I'll mount in one of those screened boxes so that its accessible. Does the height of the vent matter in relation to the washing machine standpipe? The drawing is a rough guess, I'll either put the AAV mounting box level with the washer box or up by the ceiling for looks.

    Next question, after the waste water goes below the floor, does it matter how far it has to travel before I can tie it in to my waste pipe? Im pretty sure that as long as it has sufficient downhill slope it doesn't matter, but I want to make sure as it will probably end up being a good 15-20 feet or so.

    That isn't bad at all. I plan to do something in the spring but was just going to do a gravel foundation.

    Looking at Tuff Shed's site, I am impressed with the prices. I think I could do what I want for around $5k including building the gravel base. Just looking for a place other than the garage for my ATV (Grizzly 660), garden tractor (JD x500), and little outdoor equipment (pressure washer, push mower, snowblower, etc.)

    Getting power to it would be a bit of a pain since the septic is between it and the panel, but I would maybe just do a small solar installation to run a couple interior lights.

    It looks like an AAV only needs to be 6" above your horizontal 20" long pipe so you're plenty good there. Going any higher would be purely for aesthetics.

    As for the distance, I've never heard that it matters as long as you're running a downhill slope of about 1/4" per foot.

    I dunno about new installstallation but that looks good. Just make sure the angle is good for drain. I dont think height vent matters too much. Found this...for vent

    Aight cool. Pending what my roof guy says about replacing some rotted decking tomorrow, looks like I get to go on a shopping spree here soon. Im looking forward to my first big remodel project. Ive never done drywall or major plumbing in a home before. Cant wait to dive in to it.

    Then its kitchen reno time...

    Another thing to consider is if the 20' lateral run is above a finished space. The wye is going to bring around 6.5" to the party plus the 5" of required slope is 11.5". That's a problem for 10" joists, tight for 12", and easy as pie for 14" or more.

    What are you guys paying for stump grinding these days?
    I had a guy grind a 18” cherry about a year ago and was $75, same guy wants $125 now. Another told me his usual is $150 but if I let him come by whenever in next 2 weeks, on his time, he’ll do it for $100; called me today, showed up an hour later and he tried get $150 out me- we settled on $120 then told me his price going up because everything is.

    i had 3 ground and he helped me push one so it wouldnt hit anything. Charged me $350 basically $100 stump and $50 "show up/delivery" fee. Which seems reasonable to me

    $325 for an 18" pine, 24" oak, and probably a dozen little stumps under 4". I felt like it was fair.

    So, incase anybody is wanting to know, I did go under contract on the house last Wednesday evening!

    Tomorrow is the septic inspection, so me and the realtor are meeting up tomorrow morning as it gets done. Not looking forward to the smell, but it'll be nice to be there and ask questions and see anything that's wrong in person. This will be my first house with a septic, so it'll be a learning curve, but if I like they guys they'll be the ones to service it from here on. USDA also requires a bacteria test on the well water and that is happening at 1pm, but I'll be out of pocket then. Don't expect any issues there.

    Usually have seller pay for septic and water test. Request a flow test done on well if you can, should tell you what your gpm is.
