    Agreed. In this market though I imagine a lot of buyers are making a lot of concessions. It's brutal where I'm at. Homes are listing and then selling for above ask within 24-48 hours. lol

    Yea bringing along my tape measure to try and figure out the materials to close in the carport. That'll probably be done right after closing; I need a space to store all my crap :laugh:

    Seller is paying to have it pumped, I have to spend the money for the inspection. The septic inspection was only $140 and the water test $75. Not bad considering. The "current events" have kinda turned the home buying world!

    If its not to late, I HIGHLY recommend getting the well water tested for more than just the basic test. Those tests pretty much tell you nothing about whats actually in the water. Assuming its the same one the county needed on our well when we sold that was just bacteria and a few minor things (iron, magnesium, nitrates, and ?? i dont remember)

    Overkill? One could say yes but you never know what you will find. For instance the "basic" water test technically passed on the well system in our house. But the more comprehensive test found high/unsafe levels other other things that the basic test doesnt test for.

    And depending on the lab, those more comprehensive tests generally arent much more expensive than the basic ones.

    House was built in 1965, original owners had it until the widow died earlier this year. House is outdated, but very, very well maintained. The architectural roof is less than 8 years old. Other utilities have been updated and maintained. While the house was bought at auction a couple weeks ago, if this all goes through I'll be the second owner to live in it.

    From what I understand it'll be a pretty comprehensive test. Not that we'll really drink the water. Currently where I live I have city water and won't drink it...

    Id just make sure. I know our county said the test was "comprehensive" when it really barely tested just the minimum for them to call it safe lol.

    That Fiji water gettin kinda expensive?

    Ill drink well water anywhere but Florida. Stuff smells like rotten eggs, or atleast it did at my grandparents place. One of those smells that sticks to your memory very well.

    I think I paid about $120 last time for a 12-15" palo verde stump. We have a retired gentleman in the neighborhood who has a grinder and does it on the side for cash. It worked out well as he had to come back and grind about 6 inches more so I could dig deep enough to plant the replacement mesquite tree. No charge to come back the second time either.


    You can upgrade your well water filtration if needed. I like Aquasure...

    I started with a Halo 5 whole house filter not realizing that it didn't do anything to soften the hard water here in AZ. (It's way overpriced for what it does. Basically 5 stages of filter media and regenerates weekly.) Then I got the Aquasure 48k grain softener which came with an additional wall mounted carbon filter. https://aquasureusa.com/collections...sediment-gac-whole-house-filter-48-000-grains.

    So city water to the Halo5, then the aquasure softener, then the wall mounted carbon filter and wall mounted sediment filter. Also have a DI Rinse 100 (deionized filter) for car washing.

    Both the halo and the aquasure regenerate about once a week. No complaints now. I have considered getting an R.O. system for about $200-$300, but I don't think we need it.

    Yep, mortan salt pellets. You can use potassium if you'd rather.

    The salt is used to "wash" the resin out when it backwashes weekly. Very little salt actually goes through to the house fixtures. The Aquasure uses resin to absorb the calcium and magnesium minerals as opposed to some other softeners that just dump salt into your pipes.

    An R.O. system would remove any salt that made its way to the kitchen sink faucet if that's something you're interested in.
