    after all the years of chasing,loosing hunt spots due to landowner passing away or land was sold and the homeplace got sold i was blessed to get in a lease where its small number of members that know each other my son was already in it. im very satisfied. But,have been in leases East of the Blueridge that were just money making for who ran it. way too many people that dont know each other,recipe for disaster.so for me a GOOD lease is great. no land to keep up or pay taxes on. can come and go as i please.

    Nope, as I'm sitting here in the deer blind myself. no sir not crazy, everyone else around ya, yes. Just consider travel time to a reputable hospital, as ya get older...

    Retired a bit over 2 years ago in my 40's.
    Bought an ag exempt, small 50ac farm last year, paid cash, didn't like the 5.5% plus intrest rates offered for land loans along with 2%+ inflation rate we have going in this country. The farm has an old mobile, well, electric etc on it, 23min away from a HEB and a good hospital that has life flight and were getting ready or serious considering selling our primary residence, very nice house on 5 acres, 5 car garage and 40x60 shop to stay under the irs exemption, (https://www.irs.gov/taxtopics/tc701) our boys still in school, youngest is sophomore in HS, plan is buy a much SMALLER, cheaper house <250k on small lot, live there a few years while I take the equity out from current house and build retirement home at the farm, I might need to buy a shipping container for storage. Maybe get a skidsteer too if the sell goes well. Talked with my loan officer yesterday, he already pre appoved based on a soft credit hit, a 250k VA loan at 2.75% no money down, and no bs fees and no origination fees etc from the bank, obviously they want us as to remain a customer.

    I had this doe come out this morning, never saw her in the past, her head was very light/white in color, her coat was darker than the doe and fawns. I let her walk, figured I will let my brother harvest her because he might want to add it to his mount collection. She is not an old doe, maybe 2.5 year old. It was a bit foggy this morning, best pics I could get using cell phone through the binocs.

    my bud who passed away years ago started doing taxidermy one time. he wanted deer to pratice on so gave him an8pt. only payed for the form. well he said your deer is ready. went to get it and OUCH! it looked like a deer with rabies riding a motor cycle. i put it in the shop but the eyes were so bugged out it looked like it was following you with its eyes.finally took the horns off and chucked it. man i miss him. he got pretty good at it before he passed. :thumbsup:l

    Yep sorry guys. To keep this on topic I'll find the pic of my son's first deer he shot this year and post a bit later. Really only posted my question here as most of you that hunt would completely understand my comments about just wanting to stay behind at the deer lease/property.

    BUT, your entire first part of your post is awesome. Good for you and I'm jealous...of getting it done and sit'n in the dang blind right now. Sheesh. :D

    Edit: Here's my little dude and his first deer. His Pawpaw said they waited on way too many hogs to pass through before he got a shot. And yes hogs are usually killed on sight.

    done my share of running them off. our land is hard to tresspass on but we have road hunters every day. we even know their trucks, they dont give a shit. last evening watched one stop in road where does were in our field. saw my lights and drove on to a pull off. i went pass,waited a few minutes and went back with my lites off. there he was again stopped at the does. threw on my lites at 75yrds. he left that time.

    Since it is now since Monday late archery / muzzleloader season I’m a headed to the woods tomorrow. Crossbow . I still have my NY archery tag . :fingerscrossed:
