    I know most people focus on not needing to work anymore, but secure employment, while your health allows, is a great diversifier in its own right that gets overlooked IMO.

    FWIW the gambling account is well diversified in the retarded stuff. But I'm not risking the fuck-you base I have built. Once you get that, you don't ever give it up. So if something moons it'll be a nice extra chunk but certainly not millions.

    Seriously though, who is actually trying to pay off their house right now. I mean, I'm just an idiot with a liberal arts degree and even I can see that punting that football into eternity with interest rates where they are right now makes a shitload more sense than paying off a house you still have to maintain via property taxes.

    S&P gains alone cover 6% more a year than you'll ever "save" paying off a mortgage.

    100% true. We've run the math and we're leaving, easily, about $30,000 a year in investment returns on the table by keeping the house paid off instead of mortgaging it at a 3% 15 or 30 year and investing the capital.

    The simple answer is psychological peace. My little girl will never have to worry about a roof over her head growing up even if I die tomorrow. My wife, who doesn't do investments at ALL and pointedly instructs me to "handle all that shit" won't have to worry about fucking up a payment to a lienholder if I die tomorrow. If some 2008-level black swan idiosyncratic shit comes out of the woodwork tomorrow we have a home we love no matter what.

    It's hard to price that. It means different things to different people. My wife comes from a not-especially-well-off background involving a single mother and constant financial anxiety - the security is especially valuable to her, and what's valuable to her is valuable to me.

    Money isn't meaningless, but what do you want more - to be wealthy, or be happy? Both have a place.

    Well said. It's all about opportunity cost. If not having the extra gains is worth the piece of mind of having the home paid for that's all that matters.

    I've got buddies who could pay off their home and are running 100% in the other direction for the reasons discussed and I don't blame them a bit lol. I still go back to the wife at least twice a year with the numbers and am like "You still sure?" :D Thus far, very much so.

    Hurricanes for us. But the insurance is literally insurance - we'd prefer to keep our house. We've got a lot of time in it updating and customizing it to our specific preferences.
