Haha, yeah. It’s been since all the way back in 2021

This break has been a godsend, for sure. Even with all of the holiday stuff, parties, kid shit, and everything else, I’ve made more progress on that damn office than I have over the last six months. It’s been huge.

 

Must feel great mentally and physically to make leaps on a project like that

 

Definitely. Especially after so much procrastination on my part.

This project is holding up the rest of my shop projects, which are holding up my truck projects, so it’s good to no longer be shooting myself in the foot like I have been.

 

Do you have a snow pusher? We got one before last winter and it’s been a game changer.

Having a corner lot with a shop is awesome in all the ways except for dealing with snow. Twice the number of driveways and double the sidewalk, but the pusher has been great for all of it.

Original hardwood under the LVP. Shame they didnt try to refinish it.

 

Hell, wouldn't it have been more cost-effective to have had the original HW refinished?

However, you wouldn't have picked up the experience you're gaining now by doing all your own work....the right way.

Good on you for taking it upon yourself to do what most others won't attempt to do.

Refinishing feasibility/effort/cost varies a ton with the condition of the existing floor. Even if the floor is in good condition (no damage to repair; just a simple sand/refinish) it takes some skill and specialty equipment to do a good job. Then you need to stay off the floor for a few days while it cures.

Meanwhile, any HGTV-watching flipper can install an LVP floor and walk on it in the same day. I also suspect that the average buyer today prefers clean/modern/low-maintenance over "character".

@Blue92 are you sure that's hardwood? The grain looks similar to the floors in my house, which I believe are some sort of pine. High-traffic areas do show some wear after 100 years or so.

 

Thanks man! None of this is particularly hard, just takes time and some thought. In this market I had to buy a house with some flaws, so its been great learning all this stuff.

Idk, could be pine. Its gonna stay covered up as I saw pics from before the fix and flip, and rough shape would be an understatement to say the least. Only floors I plan on changing is doing tile in the kitchen, and Im considering carpet in the master and atleast one of the spare rooms. A lot of people hate carpet, but I grew up having it in my bedroom and I just like it as it doesnt get cold.

 

I agree. When I bought my 1st house -- 1050 sq foot built-in 1963 it had gold shag carpet. The owner and kids had worn trails in the carpet. So the carpet had to go right away. I didn't know what I was going to replace it with but it had to go.

Under the carpet, I found a 2" oak hardwood floor. It took over a week to get all of the old rubber mats off and to clean the floor. My parents had hardwood floors so we had a floor polisher and different cleaning pads to clean it up.

There was also some blue and black shag carpet in the closets. The kitchen sink was turquoise. It turned out that someone back in the mid-60s carpeted over the original floor. Maybe when the house was new. The floor looked like new once I cleaned it up. The house had no insulation in the walls. I thought that was very strange. It had storm windows and doors. That was the coldest house that I've ever lived in. It was always drafty.

The floor was a lucky break at the time because I was stretched financially just to get in and buy some furniture. Interest rates had just come down to 10.5%. The down payment was over 20% just to get the PITI to a reasonable level. It's much easier to get into a house these days.
