    Treat the well & septic good and they will treat you good.

    Never waste one drop of water, the old "use it but don't abuse it" thing, and never ask for too much at once.

    A septic tank works on bacteria, they eat up everything you flush, you want good healthy bacteria so they need a good healthy diet.

    Grease is the mortal enemy of a septic followed by excess use of household chemicals. (bleach, anti bacterial soap, bowl brite, etc.)
    Only things that go down are #1, #2 and plain basic TP, none of the deluxe stuff.
    I put some (a good sprinkle of powder) Rid-X septic treatment in whenever I think about it - adding a bit of extra bacteria and enzymes.

    Have it pumped so you have a good clean tank to start with and then look in there every now and then -- full of water is a good thing - the bacteria are keeping up, thick is bad - they aren't keeping up, a floating cake is grease (bad). Take a stick and measure any sludge in the bottom, write it down and check again in 3 or 6 months.

    Luckily for us part of the selling process the owners have to have it pumped before sale, and it needed to be for the inspection I had done. So, starting off "fresh" so to speak :laugh:

    The toilet paper we use is already septic safe so we're good to go there. My laundry detergent is as well. We put all cooking oils and greases in a jar to be disposed of in the trash so I don't think we'll have an issue there. The tank has a nice riser so inspection should be pretty easy. Not looking forward to the smell, but I'll get over it (or throw up :rofl: ).

    This house has been well kept over the years and anything that needed done over the years was done. The owner who bought it at auction actually has been doing alot of the work to the house over the years. Was nice to get a chance to meet him at the house last week. Was kind of unconventional, but we worked together to knock out the list USDA wanted to go forward with the loan.

    It does have a central A/C unit, but looks pretty damn old (R22 unit) and likely doesn't work at this point. Wasn't a deal breaker to me. I still have the window units from the place I'm in now. Heat is an oil fired boiler typical for the area. It's a Burnham (ahem, Leakham, heh) unit from 2001 so I should get a couple more years out of it. The nice thing is it has a separate zone for the master that I can set colder than the rest of the house :D No separate hot water heater right now, but that will be remedied when I upgrade the panel.

    I've owned and fixed up one house before when I lived in Mississippi, but this one is much nicer (and 130K more o_O ) to start out with. I hope to not move ever again...

    Good deal! So glad you found a well kept place.
    Smell isn't so bad, just pick a windy day.
    You might be surprised on the old AC unit, it might take right off. They can last a long time, the oldies weren't as energy efficient as new ones but they were well built, simple and reliable.

    I was curious today and looked. We're actually running 1600 amp feeders so they're run with 3x1500MCM.

    I love our arc hazard rating stickers when they say "WARNING: NO SAFE PPE EXISTS. LIVE WORK FORBIDDEN"

    Suffice to say we use a lot of electricity here.

    Yea right now it's sitting at about 54° here in the asscrack of Fulton County. I hope this mild trend continues for a while.

    Need to get out and pressure wash the truck down. It's no longer white, but a combination of salt, mud, and road grime o_O

    A bit colder here in Pittsburgh @ 40. I haven't even put the snow tires on the leaf yet. I have them on a separate set of wheels so I can install them basically at will. Plus I can always drive the 4Wd garage queen if I had to. I would think at some point we are going to get hammered with snow.
