    When the housing market crashed I watched a lot of people who appeared to not be hurting for money and well shouldn't of been hurting for money loose cars, houses, etc. Appearances are just that. Today people can credit themselves to the point even 6+ figure incomes are living paycheck to paycheck. Gotta keep up with dem Jones'

    His address changed too, someone alluded to him house crashing with girlfriends. Wife wants to move back to AL this spring, so we just sold our house (under contract) while prices are still record high and comps to support them, hoping we have a better market in the fall either from less buying potential / buyers or people finally having to pay up their mortgages after all the relief programs end and supply increases a bit. But we'll see, we are in a good spot wife and I we don't mind waiting or paying.

    I was talking back in 08 :rofl:. But yes today's market is pretty crazy too. With the fed talking like they're going to raise interest rates or whatever I suspect we'll see a drop in pricing for many items. Sadly I also think these record high prices in such a short time span created another bubble which will likely burst sooner than later. Some experts were warning of the next bubble coming sooner than later back after the recovery started to climb pre-pandemic.

    I was worried too when we bought our house last year, we were fortunate we got it at a price due to motivated sellers less than apprasil and has already gained over 10% in value. From what I read at least housing is different than 08, there is limited supply and strong demand which is driving prices. Most say that prices will stagate but not go bust like 08 when there was too much inventory and no buyers. As long as you didnt pay over apprasil I think you are in a fine position moving forward. Guessing market will return to normalcy when it comes to contingencies, and pricing negotiating. We shall see.

    Lots of people are paying above appraisal though which is the problem. The inventory is lower due to building coming to a screeching halt in some cases and neighborhoods not being finished. There's a lot more at play right now but as soon as the tides turn it'll be another crash when IDK how bad don't know but there will be a down turn/crash of sorts and there will be some not so lucky people when it happens. Also some of the loans that were once available are not now along with some of the investing that once took place which will help but still hasn't stopped all of the crazy.

    You keep doing what you're doing and you'll be far ahead of the game.
