Amazing what a difference just a hundred miles can make in the weather!

I have lived in U.S. Virgin Islands for awhile which I was there for construction. No winter jacket needed at all because it is warm all year.

 

I will admit that I prefer having four distinct seasons, and having a 2-stage snowblower makes winter much more tolerable, but I have a feeling that my frame wouldn't have gotten a hole rotted in it if I lived in Florida! My truck was exactly 12 years old when the frame was replaced just before Thanksgiving last year, and as per the recall I didn't have to pay a cent for the parts and labor associated with the replacement, but after grit-salted winter I've experienced so far this season it makes me wonder how long the new frame will hold up...

 

I decided to visit this house in person before today's DoorDash run...

 

Aside from the fact that the garage has been converted into a room and the house no longer has covered parking as a result, I love this place and would snap it up in a heartbeat if I had the money for a down payment!

 

I understand about the frame... If you keep an eye on it from time to time, you will be fine and the frame will last as long as you own it. You put film or something on the frame.. If you wash under the truck with hose, you will be okay. Some car wash places have underneath raise option.

 

About $20K worth of work has been done for me; This house has central air!



Even with the protective cover on top of the outdoor unit, I could tell that this is unfortunately a NORDYNE (More specifically a Gibson), which will last if you take care of it but is definitely one of the shittiest units ever made in my opinion. My friend Gwyn has a Gibson from 2005 that is still going strong, but while the house coming with a specific brand is one thing, I would never install one of these turds in my house.

 

Looks like a rental income property to me.

Not at $375K! It's small, but it's in good shape and it's on a nice piece of land in Doylestown Borough!

 

So I talked to the neighbor and found out that this is not a foreclosure or short sale, and that the sellers are an elderly couple who have lived in the house for about 50 years, though she had no idea why they were auctioning it instead of selling it the traditional way...

 

The house is small at less than 1,300 square feet and quite outdated, but that latter part means that the new owner can renovate it to their tastes, and how much space do you really need? My dad grew up in a house smaller than this one with three other siblings...

375k for a 1300 sq ft outdated bomber? What kinda crack these old people smoking?! Better yet, if they get that price, I need some of that crack for motivation to become a slumlord!

It is actually in really good shape, and it's Doylestown; Doylestown plus current-market insanity equals almost $400K for a small house. If I had the money, I would buy it, but I wouldn't pay more than $375K. I believe the reason the owners chose to auction it off is because it is outdated and they don't want the buyer to have any negotiating power.
