    Yep, Reno area. We're one of the fastest growing urban areas in the country right now.

    2010, my house was worth $97k. I could probably get $400k for it now as is

    Coastal NC, but rural. We bought Oct '18 at 286 for a 3/3 2500 sqft SFH which we have updated to a 3/4 at the same square footage. Custom built in '03, excellent condition, previous owners updated the interior entirely. We also added a fence, sealed and climate controlled the crawlspace, and replaced the water heater. Currently shitholes around here are fetching 125/sqft, tract homes 150/sqft, customs 160+ depending on condition. Comping in that fashion puts us between 380 and 420 depending on how much they like our flooring and location. That is an absolutely insane change for 39 months time. Insane. I have to believe the people who complain about seeing prices rise faster than they can save are being honest, at least with regards to their area.

    It's nuts. I'm fortunate enough I was able to buy quite a while ago. My house is, by all definitions a "starter" home. I've stayed in it cause the mortgage is cheap af and it allows me to save a lot.

    We're looking at moving to WA later this year, and I think we deserve an upgrade of sorts. $600-700k is gonna be where we're priced into.

    I can't imagine spending $600k on a house, but with $300k in equity on the one I have now, it's "affordable" Real estate is out of control

    It's the ever increasing value of tax free retirement. People live longer and migrate to tax havens. You could be a dipshit and retire in MA where they exempt SS from taxes but retirement fund distributions are taxed at the state rate..So if you had say $45K a year in retirement income...You're paying at least $5,000 in taxes as a base, Stack on that $4K a year in property taxes, and Federal on top of that...EEESH...you're losing 40% of your retirement to taxes

    The writing style has evolved over time, and most of the good DD posts follow a similar format. I've been reading these every day for over a year now and they've slowly coalesced so that most authors follow the same general format. I don't think it's a big conspiracy, it's just a cultural thing where as one format works, others will emulate it.

    Or it could be one guy with a 100 usernames typing all of them.
