    I have a friend closing on a multi family as we speak. Spent $85K over asking/Comps and lucked out on the appraisal because he's FHA. FHA houses MUST appraise at or above price or you need cash.
    A far as homes go...You have to also remember the eviction moratiorium eliminated competative rent. This created an imbalance in the supply/demand. Stack on that historically low mortgage rates...Remember the issue in 2008 was the variable interest rate loans jumping multiple points. The mortgate payments were too expenesive, people defaulted and the market was flooded with homes that dropped the prices...cycle repeats until bottom is reached. People buying homes right now are not overextended. If you have an FHA loan (First time Homeowner) your home must appriase at the value of the loan. You need cash for anything over appraisle. SO you cannot buy a $350,000 home for $450,000 with an FHA loan unless you have $100K sitting around and IF you had 100K sitting around you would have the 20% on a $500K home and wouldn't need an FHA. Home sales in MA of the last year or so are ALL buyers coming in with traditional mortgages, second homes/upgrades. Maybe 1 in 10 are an FHA and they are lucking out with "whoa is us" letters to the owners to accept their offer over the cash offer $50K higher
