    The upper story sticks out about 18 inches too, so that whole front flowerbed is "under roof" essentially as well unless we get a storm/gusts from the south.

    You may want to look under your siding as well. Yes pull things apart look at all areas including pulling insulation back. Hopefully it hasn't penetrated beyond exterior area. Let it dry before rebuilding. Moisture is being held in soil and is wicking up into the wood. Using PLYWOOD apply some Blueskin wrapping the backside including the bottom edge of plywood a good 6 inches or so than cover front of plywood up about a foot and cover with wrap. The Blueskin will help seal the edge of plywood and where the sill plate and plywood meet keeping the moisture out. Most important, pull the dirt away from house and angle for drainage. You already have a good slope towards corner of the house, just make sure that slope is good by your step area.

    Home ownership can be so much fun at times. Just not times like this.

    Wrapping under the bottom edge isn't something I'd though of, but seems like a good idea to protect that edge. I'll look into that.

    So I've been working on this project for the past few weeks. I have a bonus BR and 1/2 bath above my garage that's accessed via a set of stairs off my kitchen. This area had become the dumping ground for all of my shooting, camping, hunting and fly-fishing gear. I've got some new/used furniture that'll store all that now. It's the last area of the house that's yet to be renovated. Apologize for no before pics. All the trim matched the hardwood flooring. Both BR and bath had wallpaper from the 60's on most walls, any painted walls were colors from that era. The house chimney runs right behind the wall next to the closet, and there had been water damage in those areas back in the 80's, the plaster was all stained, cracked and bumpy. That got all cleaned up. Painted the stairwell too. I scraped up the original linoleum in the bathroom floor. The closet door must have been a single door at one point, thus that gap in the flooring. I plan on weaving new flooring into that area to clean it up. Installed all new outlets, switches and light fixtures. Here's some after pics. I've been patient and used all "oops" gallons of paint for various retailers. $10 was the most I paid. All good quality. Bath is getting a grey vinyl laminate floor, new toilet and a small 19" vanity. Doors are all painted and have new hardware, just haven't hung them yet.

    Went to buy it today and it’s out of stock at all stores near me. One store says 3 in stock but the employee said it’s not “out yet” they got the first delivery today but it’s not unloaded.

    Yes when I bought it it showed up on my doorstep the next day one of those tool by tomorrow deals. I can’t see how they make much off those deals.

    Cut out the badness, insulation packed, scabbed, wrapped and sealed. Also yanked out 3 bushes to make work easier. Hate those thorny bushes. Big thanks to a few good friends that gave up a Saturday to come help.

    Funny how you have to pick at the scab so that you can really see what’s going on. I red an article about 15-20 years ago no that was basically stating if you don’t pick the scab or peal back the bad when you find it; it will cost you 2-10 times more in the long run to get it right.

    Or even worse just put another bandage over it. That is what I did. The stucco on my house was looking a little water stained. So I had a guy come in and "fix" the down spout and freshen the stucco with a new coat.

    The damage went all the way down the downspout and across the bay window. It cost thousands to get fixed right.

    Houses built in the early 90's in Utah, and maybe else where, typically didn't seal the connections between the roof and windows correctly. These pictures are from when the house was 15 years old. I moved out 10 years later because every house in the neighborhood had stucco that had 25 years of rot hidden behind a sad looking exterior. I figured the property values would start to fall as people got high $$,$$$ repair estimates on what has to be some serious problems and decided to move rather than fix.

    Did something simple today. The old mailbox and post was crooked and the box didn't close correctly. After last weeks rainstorm and getting all my mail wet I had enough.

    The cedar had a pretty good curve to it, but it's all they had. It's leveled up, just has that damn dog leg. It is what it is, it's a helluva lot better than before.

    I could believe it. Had to pull the siding ti get a small corner of bad out to fresh wood and saw some water staining on the other side as well. So we basically ended up fixing the entire front of the house since we had access to it.

    If it wasnt a very high percentage of the front of my house's covering, and I didnt like the look, I would have probably done that too.
