    Yep, we bought our recent home and the roof was in horrible shape. Sister is a home claim rep and she did an estimate for me via satellite before closing. $6,500. The roof guy came out 2 months later. $9,800. Materials just saw a spike. Well fuck... not much I can do about it but suck it up and cut the check. I'm just grateful I could get someone out to do it.

    Leads me to another rant. I didn't want to own a home (oh gee wonder why?) but rent in this town was $2,000/mo with mold on the ceiling or I could buy my home for $176k. You can't buy a shack in most states for that. IDK how we are going to buy a house in the part of the US we want to in the next 10-15 years.

    When my husband and I were in Breckenridge last year we kept driving past this really old piece of shit home on the side of a county road. Little ranch that looked like no landscaping or yard work had been done on the place in 20 years. Windows all rotting out. It was sitting in front of a portion of the lake off Dillon Dam. After our 4th time passing it I just had to laugh as like "we probably can't even afford that place".

    A friend signed on the line for a new home about a month before all the prices of materials jumped. Of course his new house was delayed several times but appraised for more than he paid when he finally closed on it.

    Likewise, the house he sold brought roughly $100k more than what he paid for it about 8 years ago. Buyer paid in cash too.. crazy times for sure.

    Yep we bought our first home 4 years ago for $165k sold for $245k.

    Got in the house we are now for cash. It was so nice not having to fuck around playing the game in this market. “All cash. $10k over list. Close on Friday”. Sold.

    Your buddy is lucky he locked his house price in. I know a couple people that if they wanted to build the contract had escalation clauses built in.

    I was about 11K on my roof though at least that ran pretty true to the estimate. The thing it hit me with was the sheathing beneath but I suspected it would need to be done anyways.

    Same here, my base mortgage/taxes/insurance is about $1200. That will maybe rent a 1 bedroom.

    So, I’m 28yrs young to get this started.
    The summary is:
    -Much better mood. Not nearly as irritable or cranky.
    - I can train hard and don’t feel all beat up forever.
    - I’m eating more but not gaining weight which feels great
    - more energy in general
    -sex drive is through the roof

    maybe too much detail here

    but even the boners are better. Like I wonder if this is what it’s like to do viagra cause that shit is like a diamond now.



    The wife wishes I’d had gotten on this stuff years ago lol.

    I’m actually kind of scared to have a higher sex drive or harder boners LOL. Especially since both of us WFH… don’t wanna lose my job ya know? LOL


    Glad its all going well. I was curious about the recovery aspect and if youd see a significant difference at physiologic range.

    I’m pretty sure guys like Nick Bare do TRT. You just can’t keep that routine up year round without a little help.

    Lots and lots and lots of people do TRT and still claim natty as it kind of is. If your levels are 1,000-1,100 then that’s still in the ‘range’ but just at the very very tip top where 99% of men aren’t naturally without any extra test. But , test is still a natural hormone so it’s still ‘natty’.

    I hate how long training takes and being away from the family. So, time to start a small home gym. FB marketplace $300 score of the day = 2 kegs, 1-215lb stone, and 1- rogue tall yoke.

    Right? Had to drive a bit but worth it. Gonna wire wheel and paint the yoke today and get it looking good.
    Need a log, crash pads, and some weights next. Finding a used 12” log is proving difficult tho…
