See if you can get insurance before you fall in love with a house. Fair plan is less than ideal. Just something to think about

    Just 3 tons of fun!!!
It must just be a coincidence that some of the biggest buildings in the biggest cities have the names of Insurance Companies on them.

    :notsure:

I used to be in a non fire rated part of the city but then the Washington fire happened… now I’m high risk!

I’m still not paying anywhere near as much as people who live in unincorporated parts of the county, so I’m careful to grumble under my breath.

Be glad you still have insurance. Where I’m at, several neighbors got dropped by their insurance companies. I just got my renewal notice and find they reduced the coverage and raised rates 33%, but at least I will be covered for another year and remain grateful that I still have a house after the CZU fire.

Our realtor gave the same advice. Get an insurance quote before thinking seriously about a house.

It's also worth knowing how long it's been since fire has been through an area. Only because if there are a lot of dead or dying trees, you may see a lot of dead-fall.

No one asked, but here is map of recent and not so recent fires in Nor Cal to use as guidance. Brighter colors are most recent. Good to know when buying a house or planning camping trip as to whether you are going to camp on ashes or vegetation. I still have charcoal on my tent from trip where I did not check beforehand.

Our cabin fire insurance went from $600/yr to $4800/yr in 3 years. :annoyed:

I feel your pain. The Caldor missed us by less than two miles and Im waiting to see how that effects our next policy.

I saw an increase, tho not as drastic, this year as well. Californians will be paying for wildfire losses for a long time.

Caldor missed us by 5 miles, Tamarack fire missed us by 3 miles from the fire line but 3/4 mile from the spot fires. Pink dot is us haha

Wanted to pass on another "approved" vendor... If you're in the East Bay (Hayward, Fremont, Union City, Newark) and looking for a decent smog (star certified) station, hit up . I've smogged 3 vehicles there and today took the Taco in. The owner is a stand up dude whose approach to business you just don't see very much of anymore... treating the customer with respect and honesty. He's a one man shop and definitely has a returning customer base since he's always busy. Call ahead before heading in.
