    There are 2 full stories (8' ceilings) above what you see, so a long ways up. There's probably a 16" sofit/overhang). There's gutter up there that wraps a little around the gable end with a long ass downspout... aluminum. I removed about 12' so I could perform the autopsy....lol. Could be a leak/intrusion way up...hard to tell.

    I went over the post/beam. Vacuum didn't work either. I redid that circuit anyway. WAY too many outlets for my liking on one 20A -(9-10) - for a shop. . I added two more circuits and and 4 plex in the breezeway. Very sweet now.

    Definitely not a Zinsco style box, no sketchy oversized aluminum bus bar to be found.

    I really want to avoid doing that, since it's a condo I'll need permits, inspections et al for insurance purposes just in case SHTF. As awesome as the extra room would be, I think I can get by with some tandems. As for the breakers looking like shit... They're just old & dirty lol

    After further inspection today, the rot goes well above the deck and is into the area/corner where the first floor floor joists rest on the basement wall top plates. Ugh. We're bringing in a structural expert. Project is on hold. I buttoned everything up with more house wrap/tape until an expert can chime in on next steps.

    This is an example of where to use home owners insurance.
    Absolutely crazy, you usually see this on shoddy roof repair jobs and poor window installations. That house looks pretty new. I'm guessing 2012 there about? It appears to be a water intrusion issue, it could be a pex fitting leaking or one of those refrigerant lines weeping inside the walls. Is there any sign of interior water damage?

    My original small repair request was part of their effort to prep the house for the market. Not good.

    You have to be very careful what language you use with the insurance people. It all has to be "just noticed" and "happened all of a sudden". They don't cover damage accumulated over months or years, but sudden damage is definitely covered.

    Helping my Uncle and aunt with an issue in the basement. Water intrusion issue from a poorly routed roof leader along the side of this wall. Fixed rain leader routing, cut out bad drywall, rotted studs. 2 coats of liquid vapor barrier. Only able to work on sundays but 3-4 hours here and there will get it done in a 6 months.

    Anyone put in a hybrid heat pump water heater?

    We are pushing 1000 kwh of usage per month in a 1500 sq ft ranch. It's just the girlfriend and I, so the usage really shouldn't be crazy. After ruling out the 110v stuff that I can with a kill-a-watt meter, I think a big chunk of that bill is the electric water heater. The well water is very cold year round so that probably doesn't help.

    I also run a dehumidifier in the basement in the summer. I am thinking the dehumidification effect will help cut down usage of that too.

    Our state's energy incentive program offers $750 off if a licensed plumber puts one in. I did the current one myself, but the $750 will probably make it a wash.

    What is your main heat source? I keep looking at the heat pump water heaters but I need to crunch the numbers. Currently our electric is about 19¢ per KWH, and we have natural gas furnace and large NG tank water heater. Keep in mind they cool the space they are in as well.

    I have an older oil boiler, but it's used lightly to just help keep up on the coldest days. I heat primarily with a wood pellet insert. There is no natural gas anywhere close to here.

    The basement is just utilities and storage so I am okay with it being cooler. In the winter it usually stays in the mid 50s right now.

    Our electric is about 25 cents per kwh. Based purely on the total anticipated kwh on the yellow energy guide on a heat pump unit versus what I have now, I stand to save almost $80 per month.

    Not a big one but got up on top of the tall barn to replace my burned out security lights with LED, which are not only brighter they're tons more efficient.

    No extension ladder so I climbed up top and leaned out over the edge.

    Fortunately the wasps that were nesting behind the old bulbs were more confused about why and how I was up there than anything and chose not to start a fight and instead just buzzed off.

    Note to self always bring wasp spray when on the roof and "trapped".


    Looks like I'm due for a good pressure washing and a coat of paint up here.

    Fix one thing find two more...

    The bulbs were on sale too; can't beat that!

    I bought them out, wish they had more than 4 I need 8 total but at least my burned out ones are replaced and for what it's worth the GE's I got have more output and a very nice traditional warm color temperature, you really wouldn't know they were LED's.
