Tell your realtor you are sick of the games and will be finding someone else, they should not let you submit an offer for an asking price that doesn't even get considered. Your realtor should have known what they really wanted

You need to go in with a creative offer like no inspection ( i know risky) inspect only roof , foundation ,sewer.
A little over asking price
Va loans are a PIA they inspect everything, people shy away from those loans.
Conventional loan or cash offer

Buying a home right now is not for the faint of heart, be prepared to bid way over the asking price,and then have to come to the table with a wad of that cash.
Then congratulations youre already upside down in your new home.

Yeah the market is a shit show for buyers. If you're looking at turn-key houses ready to move in, they won't sell at or under asking price. They're listed at the price they are 'worth' based on comparable listings, but people are so desperate to buy houses and inventory is so low, it's inevitable other offers over asking price will come in.

If you're not looking to be part of that game, try and find a house that isn't perfect. Like older finishes/appliances, but not derelict or recently renovated. There's a middle ground between houses sought by fix-n-flipers, and first time home buyers on the other end of the spectrum. Then down the road your can work on making some updates. Or find a house that's been on the market longer or gone from pending back to active. That'll mean it has issues and the other buyers flaked out, or their financing fell through, but either way you'll be up against less competition.

Plus the no inspection/fast close type offers tend to help.

 

To add to this, if you have friends who put the word out you might be able to get a foot in the door with an acquaintance who is getting ready to move or let go of their rental property and skip the bidding war on a place before it goes to market.

Log homes are insanely dry.. Had I known ours was when we bought it wouldn't have. Honestly thought it was just shiplap galore, the logs aren't round, 6x6 by like 20', they painted it and put siding over one side. Thanks inspector. I found the original blueprints when it was built in '78 and code didn't exist

Speaking of this… got two warnings in one go this week. Happened to be at my house for a one year inspection (to finalize my warranty list) and the inspector came inside and said “hey, some angry old man was just yelling at me from his car in front of your driveway.” Turned out to be my “HOA inspector” being pissy that I had a trailer at my house for “at least 36 hours” when the rule states that I am allowed to have it for 24 hours. Then aggressively informed me that I need to stain my fence. I explained to him that the trailer would be leaving that afternoon, and that I have previously spoken with all of my surrounding neighbors about the trailer, and they don’t have any issue with it being there. Also, the stain is sitting in my garage waiting for me to have a free day with nice weather…which will be tomorrow… I get it, I signed up for this, I am fine with receiving the warnings and fines when I’m breaking the rules, but there is no reason to yell at people and be a genuine ass hole about it
