    Yep, I see your point. However, solar is only available during the day, and in winter there are fewer daylight hours. As an example (and this is especially true in the northeast), say everyone with an EV gets home and hits the charger between 6:30 and 7 PM on a late January day, excess solar won't be available so if there's not enough available generation from peaker plants or energy storage systems the grid will be stressed or potentially overloaded. This is where the time of use restriction kicks in. Summer could be similar given high temperatures and increased AC load depending on location. Grid scale solar combined with energy storage is a viable resource, but development of these is off to a slow start.     What is saving me: If you recall I drive 172 miles/day to work, right now. That's about $150/week in gas at today's prices + tolls. If I live 25 miles from APG, at the more-expensive-gas-prices, I'm still down to less than $60/week.

    New place is near Colora - 4.5 acres, two car attached, 3 car detached (heated, with pool table/bar over it).

    It's terrible but you could be moving to the west coast were it's passed 6 a gallon. I wish our governor wouls revoke the fuel tax again until this is over.

    I was hoping to host another TW wheeling & shooting camp meet this Spring but I've been dealing with this awful sciatic nerve pain down my leg since February. I haven't been doing too much besides working & physical therapy. I have a second appointment with a neurosurgeon to have another round of injections in my lower back. Hopefully this 2nd round gives me some pain relief. Those TW meets here on the mountain are always a great time, we're definitely overdue for one.

    My realtor sucks at motivational speeches: “But to give you hope I just got a home under contract for a family moving from Arizona that has not seen the property. We were $40k over ask, with $5k towards Seller Closing Costs and Waived the appraisal since they were putting about 40% down on the mortgage. As-Is w/5 Days Inspection and Right to Terminate. “


    Bruh….that is hope only for the seller. For me? Shit…i cant do that kinda stuff

    I’ve got some unwanted advice if you’re interested lol.
    My wife’s a transaction coordinator for a realtor and said that VA loans are a tough sell in this market since it offers too many benefits for buyers. All the contracts coming in are over price, As Is with right to terminate, no seller help, and on occasion appraisal gap. Anything with inspection contingencies or seller help is immediately denied.

    Not sure that will help at all but maybe something to take note of.
