    What about a pre-cast porch?

Is it any better than a cinder block porch?

    Thanks you, Ma'am!

The 2nd masonry contractor doesn't dig below the frost line on any of his porches. Look like I'll going have to pass on this contractor.

He wanted to do a solid granite porch. I'm like, Look at this neighborhood. The porch will cost more than most people cars.

Wonder how many call backs he gets….
Good call to pass on him imo.

He replied that he never got a call back in his 17 years in business. His work seems really good, 60 Google reviews all 5 stars.

What I don't know if his work will survive the test of time.

I'm having a hard time finding a reliable masonry contractor.

I would be curious to know how soon those Google reviews were written after the job was complete, were they right away? Be interesting to know what his work looks like in 5-10 years… if he has not had any problems in that timeframe, then good for him!! I just know living in the Midwest that would not be the case. It would heave like a mother!

    I have a plumbing question -

The pressure regulator in the house is 26 years old. It works fine, no leaks, no pressure fluctuations. In the last week or so, when I open a water value (sink, toilet, etc.), the water flowing through the regulator sounds like a water hammer.

This does not happen upon the opening of every valve, only some of them, so it could be volume related.

I assume the spring in the regulator is compressing and rapidly expanding with the flow, creating the hammer sound and vibration. (Just a guess)

I have adjusted the pressure setting slightly, thinking repositioning the diaphragm may help. It didn't.

Do I need to replace the pressure regulator?

This is my concern, future issues. This area is known for wet land. He is not from this area, 1/2 hour to hour away.

Is there anyway to anchor the porch to the house foundation and will cause any problems to the foundation if it shift?

Massachusetts has a state building code. You may want to talk the local building code inspector about the project.

Whenever we would pour concrete against existing concrete we would drill holes and use rebar dowels with epoxy to anchor it in. I would think if you were below frost and pouring on a footing you shouldn’t have any trouble.

Do you have a water hammer in your system anywhere? It could need recharged or replaced.

You usually use a ledger board. It would cause the foundation to shift as long as the foundations are below frost line.

    No, I don't.

The closest thing I have is an expansion tank next to my water heater. It's about 12 years old.

The 1st masonry contractor sat 3 ft frost line the landscaper says 4 ft frost line. I don't know know who's right. I always thought 3 ft. In a Google search it says 3 ft.

It's hard to get a hold on the building inspector, if you're not a professional.

You think I will be all set anything underground. But would I need the L brackets to sandwich inbetween the cinder block and attached to the house foundation for support and to keep it attach to the house foundation?

Does a wood porch get attach to the house like a cinder block porch?

I thought about removing the exterior plywood, under the door and install a cement backer board. This way if snow sits there for a while the cement backer board is more durable. A lot of wood is water damage around the porch.

Check your pressure tank see if its filled with water. Turn off main line and pump, drain tank then pressurize tank.
Also may need to shut off house main line and drain the water from all the lines then pressurize again. Which drains the water arrestors if it has any.

No, it doesn't. You should use pressure treated lumber for that.

Is there anything I can do to prevent water damage? There's is exterior grade plywood but It has water damage.

I hate to see what it look like when everything is apart. I can see where someone drill a hole though the house by mistake. House shingles are damage. The good news is I took off the aluminum wrap on the roof supports and those are in great shape. The paint is still good condition.
