No plans to sell (couldn't buy anything worth a hoot for what my house would sell for), but I also don't have 12k laying around or time to DIY.

 

Leaky weird non-pro down spout leakage........pissing me off. Right in the breezeway.

Have not looked what I can get locally. Any experts here??

yeah and apparently there was a "take all the 4" spikes you want" sale on when whoever built this place was at the lumber store , holy shit

 

20 penny nails. I just got done with an addition to a home that was built in 1958. I pulled a metric shit ton of 20 pennies. They used them everywhere. Including the roof and shear. lol

 

the 4" PVC slip cap is over the outside of the pipe so if its an unglued connection the water could be weeping out between the pipe and cap

Id bet theres a big plug of leaves and shingle bits in there that water cant get past.

My house in FL had a detached garage that was built with all T&G 1x6 cedar boards. They were covered up with cheap aluminum (yes, this was while ago) siding on the exterior side. As soon as I went in that garage, even before I looked behind the interior ply, I knew there was cedar somewhere. I wound up ripping off the siding and refinishing the cedar. It was all western red. When I was done, the garage was better looking than the house..lol

 

I'm not sure if these will be good.

 

It's mostly rain water, accumulating snow sitting on the porch causing the wood to rot.

I have to figure out what I can install under the doorway to prevent any future damage.

 

The slope of the porch needs to be fixed to shed water away from the house. Any other "solution" is just an extension to the problem.

 

The L shaped brackets get sandwich/mortar inbetween the block. Then the others side get bolted to the house foundation.

This was an idea from a neighbor that had it done to his block porch.

 

Once the aluminum flashing is remove I can see how much damage is done. I don't want to remove anything yet.

Once the old porch is remove I can have a contractor look at the damages. Right now I'm having a hard time finding a masonry contractor.

 

I think he’s planning on a new porch

After they demo and haul away the old porch you’ll want to peel off the bottom couple courses of siding, repair the sheathing, then apply a peel and stick membrane that will cover all the wood down to the foundation. We use ice guard but there are different products available. They will pour the new porch (with correct slope lol) up against this membrane. You might consider making the new porch height like 1/2” under the door threshold.

 

I tried looking online on the city website, but couldn't find anything. I may need to call on Monday.

 

I seen it done at a friends house with a aluminum flashing get nailed to the house then overlap the first board that attaches to the house.
