    It’s already tanked some and it sucks. These interest rates have us fcked.
    With great credit and VA loan, our special deal interest rate is 6% on a house we are trying to buy. It’s a fixxer upper but the interest rate makes it feel like we are buying something nice.


    It’s either that tho or keep paying rent for outlandish prices like $2,000+/month.

    These past few years have fcking sucked and fcked up the economy and it’s a terrible time to be in your 20’s and trying to get established with your family lol

    Same. But…everyone around here is buying these 500k+ homes with cash somehow. I think everyone is selling drugs. Or maybe they’re alll on OnlyFans. I don’t know. But I need to do whatever they’re doing.

    6-8% interest rates are actually normal. They've been almost artificially low for the last several years. Our first mortgage was 5% and that was conventional, and 20% down.

    You didn't actually ask, but not going to stop my diarrhea of the mouth. Do not buy a home, unless it is affordable. If you are stretching yourself thin, keep renting.
    People do not understand, rent is the most you will ever pay, a mortgage is the least you will ever pay. Home insurance goes up about 20% per year (yeah I'm a nerd I know the number) and property taxes the last 3/4 years have been about 15% increases a year. Shit breaks in a house all the fucking time. I'm about $17k deep in the home I just bought for a new roof, deck repair, landscaping, and a couple minor upgrades. My damn husband can't stay off fucking Pinterest and keeps asking me to shiplap crap. It never ends.

    We were super strict with our budget when we first bought a home. And we were super fortunate to get significant raises at our jobs at the time we were looking. But we bought as cheap as we could (when that was a thing). Best decision we ever made. Life has changed a lot in 4 years and times right now are a lot less tough because of the housing decision we made.

    We don't have a mortgage now, but I pay as more in property taxes and insurance today as I did for mortgage, taxes, and insurance 4 years ago, and now groceries and gas are 3 times as much.

    If you start out with house that's too much, within a couple years if your job doesn't start giving you substantial raises you are fucked, and no one needs to be in that situation.

    If you can afford the house and want it, then do it. Don't let the interest rates lose you sleep at night. It is what it is. Just do it and move on. If rates come down refi. Just the cost of doin business right?

    I don't envy anyone entering the market right now, but don't be afraid to wait for your time. The patience and hard work does pay off. Be willing to live your life in a way no one else does to make your dreams happen. I know that seems like it doesn't mean shit, but I worked very hard to get to the point I'm at. 80 hour weeks, in school, I've worked multiple jobs multiple times, budgeted to a likely pathological level. Every blood sweat and tear you shed to get where you want really truly will be worth it.

    My mom bought her first home at 28 and I bought mine at 27. Our first mortgages were about the same monthly cost. Her first home was $68k and mine $165k. Her interest rate 12.5% and mine 5% (and she too had VA loan). Think about how much she made hourly in 1982 vs I did in 2018. So while real estate was much cheaper it wasn't necessarily easy going.

    Life blows right now. I'm considering moving next to @mindstar at this point. Medical is robbing me blind right now and after Roe v Wade I'm about done with this place.

    Investors.

    When we sold our home we refused to accept any investment offers. We sold it prior to listing fortunately but we were going to require personal letters with offers to rule out investors buying shit up and jacking up rent.

    Now there were a lot of cash offers by folks like us selling high and moving to a cheaper area. Especially people moving in from the west coast where they can sell a dilapidated shack for $1M and buy a bomb ass house in the midwest for $400k.

    I’m not commenting back to your other post cause it’s so long lol. But to an extent, yes. Renting is nice for that option but also if you can get a mortgage for $1,000/month vs renting for $2,000-$2,500/month and can’t ever really make the home yours, buying is the way to go. We have been renting for about 3 years since we have been bouncing with the navy and that’s a ridiculous amount of money we have paid that hasn’t gone to any mortgage or principal. It’s just gone

    I totally get that. But homes are expensive and you don't actually really gain as much principle over time if you aren't paying extra. It gets eaten by emergencies and maintenance. It's really nice when your roof starts leaking or your water heater cracks and it's not your financial responsibility.
    Rent is not a total waste.

    Rent is becoming insane though. I will give you that.
