    Remains to be seen I bought the tires and wheels the rest came along
    My one attempt at cutting the yard with designs did not go over well .

    Looking back it was the best thing I ever did never cut any yards again

    Though I did cut Hay a few times over the years in the process of courting horse owning woman.

    I'm curious as well, but before I fire that up I'd like to insulate the basement walls with 2" xps as well. The notion that heat rises, while correct, can also be misleading. Heat moves from warm areas to cold areas. 10" thick concrete has an R value of about 1 if I remember correctly. The floor slab is isolated from the aggregate under it, and also insulated where the slab meets the concrete walls. Theoretically, I did it right. But without insulating the walls I feel like I'd be losing lots of heat to the winter air.

    Agreed. I tapped out our bank account when we had the house built. Ran on empty for a few years after, too. It's been 7 yrs and finally have a good savings again. Mortgage was only for 210k @ 4.125%. In December I took the leap and refinanced the loan to a 15yr @ 2.625%, balance of 180k. I'm pushing REALLY hard to have it paid off in seven years or less. So far I'm ahead of schedule for that. If I can keep it up, I'll have it paid in just over 6yrs. I'm 38 now, it'll free up so much cash on a monthly basis that we'll be free to do whatever we want, whenever we want to (within reason, of course).

    House was appraised for WAY more than we have into it, and if you check Zillow it's even wilder what they say it's worth. But I don't trust that...

    Once the house is paid, attached breezeway, 2 or 3 car garage. Then I get to build my shop. Debt sucks, I can't wait for the freedom. If my stock trading skills get better than they are right now I'll reduce that timeline significantly. I'm actually doing fairly well, but only working with a small amount of cash to learn.

    Have you looked into spray foam? It’s amazingly effective and can be done in a day. Time and hassle savings are significant.

    This house was added on to several times over the years.
    There is a miserable 12 x 12 hole about 5' 8" high under the oldest part, as an aside I am 5'11" and have frequently exercised the option to ring my bell down there working on the 50 year old (and expired) furnace.

    Fortunately the floor is rough concrete, 3 walls are field stone, the fourth opens to a sloping dirt bank up to a crawlspace, there are other crawlspaces leading off -- not that I have been in them. I don't even like the word crawlspace...
