    More than doubling the ponies is gonna be sweet if you head back to Colorado for vacas. The dogs have their own condo in the back there. Haha!

    Yyyup, mid Sept we are heading up to CO. Even with the 8-11k elevation robbing me it will still be more than enough I foresee.

    The pups are somewhat restricted in a Duluth Trading mud room, but for shorter trips I will see if they can manage with the seats bottoms folded up. Way more room this way. If my aussie paws up on the door panel at all, I will have to keep the mud room the norm.

    I do miss the cap setup from the taco, but too darn hot here and I wanted the full unobstructed bed for cargo. We’ll see. I already am in about $2k with the MX4 tonneau and Adarac … but it’s never too late to switch.

    IMHO, a soft topper is the answer there? On when you need it, and off easily.

    That said, there's been some spotty CS posted about Softopper lately.

    Yes, possibly. I do not have much storage here, but after a few years of dealing with poor ARE build quality … I see no reason to throw another $3k at them for something that is just “good enough”. However, now that I have a somewhat “trained” eye … I can be a bit more critical before it is installed. I really did like the Thule tracks option.

    Nothing is satisfactory so far, and the higher end caps just do not fit the body lines of anything I have seen them on.

    The Softopper is stored folded up. The canvas and upper frame comes off the two rail pivots. The size is like this:

    According to my coworkers, this area is weird. There are no "safe" areas, as some storms flood one area, another storm will flood a different area leaving my first example relatively untouched. Some areas that never really flooded can get sunk if a storm hangs there. Metro area is so massive and sprawled out, all quadrants can (and usually do) have very different weather experiences. There ARE common flood areas, and all neighborhoods are rated based on all previous flooding data. We specifically avoided natural water pathways.

    In general, we have a great score in our whole area. My hood(and the next adjacent) has a "brook" running through the middle of it for drainage. Man-made, but it's enormous and they built a 3-mile walking loop/park around the rim of it. We live in one of the original "master-planned" communities here for Johnson Space Center workers, and yes many of my neighbors work there. As the crow flies, we are only 1.5mi from the property line (which is QUITE large, many in CLC can say this).

    One neighbor I talk to regularly lives right on the aforementioned brook, and he said the water level once came up to the first row of houses, but not aware of any flood damage since the late 60's. We are about a block and a half up from the brook.

    Still though, flood insurance!

    Wow. Sounds like you could be okay or just lucky then...

    We live 600 feet from the Great Miami river, that runs down to the Ohio river. Live right in the 100 year flood plain. Took a wall down between our living room and kitchen, and found a water line from 1954. The house was built in 1952. So it has flooded once here. The area has flooded many times before the flood controls were out in place up stream in the late 50's. And yes we have the federal flood insurance plan also. Probably a little bit different from yours, with the hurricanes coming through.
