    Some high MERV filter can restrict air flow return and cause major issues

    oh yeah of course. You have to use whats appropriate for your system. But that spun fiberglass filter is builder grade trash.

    Weird. I've only gone through the process three times, twice as a buyer and once as a seller.

    Not an expert, but in my neck of the woods it goes
    • listing
    • offer accepted
    • buyer purchases inspection
    • Negotiation of concessions
    • Closing and title transfer.

    Inspection is on the buyer's dime, which means it happens after the offer here.

    That would never fly in todays market. Most buyers are foregoing inspections entirely to speed up the buying process.

    When I bought my place past year, I got a 30 min appointment to view the home (thanks, covid), then I put the offer in, after they accepted I paid a large sum to the sellers to cover the due diligence period, had it inspected, appraised then closed. Had I chosen to walk after the inspection or appraisal I would've lost a ton of money.

    Sucks, but its the market right now. Though it is slowing down significantly here. New homes being built everywhere that are sitting empty for awhile, price cuts on existing listing etc.

    The filter is original I suspect, so I guess some blame is on the builder and some on us for not replacing it

    in my past exp inspection always comes after offer

    4 times as a buyer my offer came after inspections. When I bought my first small apt building 24 units offer was made after my due diligence of each unit was done….

    No they didn't... they are "shopping by the internet" then they send either a realtor or friend to confirm..o_O

    I live along a river in Lee county in a 55 & over also and have witnessed the BS of "it needs this or that" Move along, there are 3 more right behind you :lalala::lalala::lalala:

    Neighbors received what they asked for and another Connecticut transplant has "Riva' views" :thumbsup:

    Quick money usually means someone is getting shorted... If you can.. wait till the "right fit" comes along BUT ALSO LISTEN to the advice on AC's... a good cleaning with a company receipt would pay dividends $$$$$

    If you know what to look for and the home is newer (5 years old ish tops) Id say your probably ok without one.

    My place is 60 years old and the inspection report was 70 pages long...mostly easy stuff but there was some foundation issues I was able to get the seller to cough up money for. So the $500 inspection cost was worth it.

    My new home delivered 9 months ago had 14 pages at Closing walk through 23 pages on pre drywall inspection 8 of the pages were electrical……:angrygirl::angrygirl:
