Being landlord is not a bad thing, having someone build equity on a property you own builds up your wealth.

I spent the first decade of my career intentionally jumping jobs every 18-24 months to be efficient with pay increases and signing bonuses.

At no point did owning remotely make sense, thank God for landlords helping me build my career and nest egg.

Also, they offer some of the most useful credit to people of limited means, by which I mean amortization of housing costs. If the place needs a new roof, the landlord has to cough up 15k on the spot to get the job done, but recoups it as 100/month over 150 months and probably 3 to 5 different tenants. This prevents major housing costs from wrecking tenants lives.

 

Every 12 hours it hits a 52wk high.

Yeah you have bad numbers, I have serveral friends that have rent houses, most net $300 or more each month on houses they bought in the low 100's years ago. My buddy Ray prefers mobile homes, he buys them used for under or around $10k, pays $2k to have it moved and set up on other small properties he owns, spends another $10k to $15k in repairs/remodeling and he gets $1200 to $1400 a month on those trailers, half his customers have questionable legal status, most pay in cash, I suspect he does not claim all income , but he banks atleast
~ $25k a month!!
